Job Description

Nuveen Natural Capital, the largest manager of farmland globally, is seeking a full-time Farmland Analyst in its Memphis, Tennessee office to assist and support the U.S. Row Crop team in its efforts to acquire and manage farmland investments throughout the United States.

The Farmland Analyst will be responsible and have exposure across three interrelated disciplines: financial/investment analysis, portfolio strategy and property management. The role will be a balance of supporting senior U.S. Row Crop team members across all geographic regions and having focused responsibilities in the Delta region. Additionally, the Farmland Analyst will gain valuable exposure to the broader Nuveen Natural Capital business, including other U.S. and international businesses, sustainability and portfolio management. The role will report to the head of U.S. Row Crops while also taking direction and receiving training from senior-level team members within each investment region.

Key Responsibilities and Duties

  • Assist in the evaluation of row crop investment opportunities, including financial modeling and drafting investment committee materials
  • Liaise with other NNC teams regarding the U.S. Row Crop team's ongoing activities, including Portfolio Management, Sustainability, Finance & Accounting and Legal
  • Collaborate with investment managers to develop property-level financial budgets
  • Track and manage ongoing capital investment project budgets and cash flows
  • Prepare and update acquisition and disposition models in Excel
  • Generate property acquisition and disposition proposals for investment committee review
  • Participate in property due diligence process
  • Update portfolio level long term plans, including revenue, expense and capital plans
  • Prepare monthly, quarterly, and annual budget vs. actual reports
  • Prepare property appraisal profiles and interface with property appraisers
  • Assist with quarterly forecast and annual plan (quarterly)
  • Generate and analyze various reports from Yardi accounting system (as requested)

  • Financial services experience (internships or full-time)
  • General understanding of finance and accounting methods, theories and formulas
  • Undergraduate degree; concentration/major in Business, Economics or Agribusiness
  • Proficiency in the MS Office suite (Excel, PowerPoint, Word)
  • Experience in business writing
  • Strong interpersonal and management skills; combination of initiative and team collaboration
  • Strong communication (both written and verbal)

Base Pay Range: $80,000/yr. - $90,000/yr.

Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
