The Position: Alt CO Project Manager We’re seeking a knowledgeable and highly organizedAlt CO Project Managerto lead and manage the filing process for projects requiring Alternative Certificates of Occupancy (Alt CO), PAAs, Alt Type 1/2s, Public Assembly filings, and BSO/TCO coordination. This is a mid- to senior-level position ideal for someone who thrives in a fast-paced environment and has deep familiarity with DOB filing protocols. Responsibilities • Oversee and manage end-to-end DOB filing processes for Alt CO, Alt 1/2, PAAs, Public Assembly, and BSO/TCO projects • Review and interpret architectural plans for zoning, occupancy, and use classification • Coordinate with architects, engineers, and agency representatives to ensure filings are code-compliant and strategically positioned • Prepare and submit documentation, including intake packages, plan sets, and zoning analyses • Track filing status, resolve objections, and coordinate agency responses • Maintain accurate and organized project records using internal systems and DOB portals Qualifications • Minimum 5 years’ experiencein NYC DOB filing or building compliance roles • Expertise inAlt CO, Alt Type 1/2, PAA, Public Assembly, and BSO/TCOfilings • Strong understanding ofNYC Zoning Resolution, Building Code, and Certificate of Occupancy requirements • Proven ability to review plans, identify zoning/use group classifications, and prepare accurate filing strategies • Comfortable representing filing positions with DOB and engaging in technical discussions • Detail-oriented, deadline-driven, and tech-savvy (BIS/DOB NOW experience required) Bonus Qualifications (Preferred) • Experience working with attorneys or legal consultants on legalization and occupancy strategies • Knowledge of eFiling, Hub Self-Service, DOB NOW Build, and BIS tools • Familiarity with FDNY approvals or Fire Department coordination Why Join BVS? • Be part of a respected team at the forefront of NYC code compliance • Handle high-impact projects that shape the legal use and occupancy of buildings citywide • Opportunities for growth into senior filing strategist or director roles • Competitive salary, professional development support, and mission-driven culture Equal Opportunity Statement BVS is proud to be an Equal Opportunity Employer.
