Commercial Construction Project Manager
Salary: $80K-$90K/ year DOE

An established commercial general contractor is seeking an experienced and motivated professional for immediate hire. We offer a dynamic, fast-paced, and collaborative team environment, with broad experience in retail, restaurant, medical, and dental projects throughout the Greater Houston metropolitan area.
We are seeking an experienced Commercial Construction Project Manager who demonstrates a strong passion for the construction industry, is highly self-motivated, and is committed to advancing their career within a rapidly growing company.
Responsibilities / Primary Duties:
• Oversee all company projects from conception to completion
• Perform required tasks and responsibilities to execute the position
• Communicate regularly with subcontractors, suppliers, and vendors, in order to execute contracts and work as relates to all projects. This includes but is not limited to: managing relationships; requesting and distributing needed information and documents; as well as understanding capabilities and limitations
• Communicate and work closely with project superintendents, architects, engineers, subcontractors, suppliers and City/County officials on a daily basis.
• Constant communication with clients and owners on their projects and any changes to scope, pricing, schedule, issues or anticipated issues
• Maintain relationships with architects, designers, brokers, developers, property managers, and landlords in order to develop business, and grow business relationships
• Obtain, review and qualify subcontractor quotes against budgets, plans, and scope requirements.
• Assist in field oversight as relates to safety, work processes, maintaining schedules, and subcontractor management
• Execute buyout of projects and change orders by reviewing and approving quotes and developing and executing contracts for all company projects
• Conduct visual inspections; communicate with on-site superintendents to verify work completed; track project progress in order to maintain tracking documentation in order to properly approve invoices for payment, or determine any retention on payments, deducts or back-charges assessed to subs and suppliers, and/or delay/withhold payments to subs or suppliers
• Participate in all company Weekly Meetings, Project Pre-Construction Meetings and other company meetings that relates to company business and projects
• Provide written and verbal project summaries regarding, progress budgets, buyout, and schedule as requested
• Attend and sometimes plan networking events, conventions, seminars and meetings with other employees, past/current/potential clients, networking partners, and vendors, that may include travel or occur nights, weekends, and outside standard business hours
• Join one approved local trade/networking group that has monthly meetings and attend related events.
• Prepare and maintain digital and physical job folders for all tracking sheets, contracts, purchases, change orders, project information and lists for each project
• Develop and maintain accurate lists and contact info of suppliers and subcontractors for projects and databases.
• Solicit pricing from vendors, subcontractors and suppliers as needed.
• Manage: Digital and Physical Project Files (quotes, plans, spec prop, site visit, misc. docs, LL info/rules)
• Buyout projects and change orders by approving quotes and creating contracts
• Document project progress and maintain project tracking information throughout the project.
• Verify all project shop drawings and submittals and submit for approval for all projects prior to executing contracts, or approving fabrication of materials. Verify that shop drawings for projects reflect contracts.
• Review and approve invoices for payment based on work completed.
• Create required reports for management as requested
• Collect and procure all required documentation for project closeout
• Maintain professionalism demeanor and appearance with excellent written and verbal communication, grammar, and proofreading skills including phone and e-mail etiquette
Skills / Requirements
• Extremely detailed oriented
• Highly Organized
• Must have 2+ years’ experience as a project manager or project coordinator for a commercial general contractor
• Ability and experience to read commercial MEP plans, analyze drawings/notes, and understand specifications
• Ability to lead meetings and communicate with project partners in order to execute projects
• Retain thorough knowledge of commercial and local building codes, permitting processes, as well as construction practices, language and terminology
• Ability to facilitate value engineering discussions with subcontractors, architects, and owners
• Ability to adapt to changing conditions, a fast-paced work environment, and a daily routine that includes working on multiple projects at a time while discerning priorities and needs to meet deadlines
• Ability to establish, update and maintain records, files, databases, and contact information in an organized and detail-oriented manner
• Set and enforce expectations and deadlines for team members and project partners while working in a team-oriented environment.
• Maintain professionalism, demeanor and appearance with excellent written and verbal communication, grammar, and proofreading skills including phone and e-mail etiquette
• Must have valid TX driver’s license and personal vehicle for travel to job sites as required
• Must be physically able to work in non-air conditioned environments, climb roof ladders, lift objects in excess of 50lbs
• Must be proficient in Microsoft office suite
• Experience with ProCore or similar project management software a plus
