Position Title: Construction Project Manager Department: Construction & Design Reports To: Vice President of Construction Location: Hybrid – Corporate Office with regular travel to active project sites FLSA Status: Exempt Salary Range: $125,000-$150,000 Job Summary The Construction Project Manager is responsible for leading the successful delivery of multi-family rehabilitation and construction projects from start to finish. This role oversees project planning, budgeting, scheduling, risk management, and stakeholder communication to ensure projects are completed on time, within budget, and to Evergreen Real Estate Services’ standards. The Construction Project Manager acts as the central coordinator between internal teams, architects, engineers, contractors, and vendors, ensuring compliance with safety standards, building codes, and quality requirements while fostering efficiency and innovation. Key Responsibilities Project Planning & Scheduling • Develop detailed project plans outlining scope, milestones, resources, and deliverables. • Establish and maintain project schedules using PMIS and industry-standard scheduling tools. • Adjust timelines proactively to address delays, changes, or unforeseen challenges. • Coordinate with architects and engineers to finalize designs and confirm constructability Budgeting & Cost Management • Prepare comprehensive budgets covering labor, materials, equipment, and subcontractor costs. • Monitor and control expenditures, keeping projects within approved budgets. • Review and approve invoices, change orders, and financial reports; resolve discrepancies promptly. • Identify cost-saving strategies and negotiate favorable contract terms with suppliers and subcontractors. Resource & Vendor Management • Determine and allocate required resources (personnel, materials, equipment). • Build and maintain strong relationships with contractors, suppliers, and consultants. • Oversee subcontractors and construction crews, assigning tasks and supervising performance. • Ensure compliance with labor laws, union agreements, and safety standards. Quality Control & Compliance • Enforce Evergreen’s quality standards across all construction phases. • Perform regular site inspections to ensure adherence to specifications, drawings, and codes. • Resolve defects, deficiencies, and non-conformities quickly to prevent delays. • Maintain documentation of inspections, corrective actions, and compliance reporting. Communication & Stakeholder Management • Serve as the primary point of contact for clients, architects, engineers, contractors, and regulators. • Provide timely project updates, progress reports, and risk assessments. • Facilitate meetings with stakeholders to resolve conflicts and coordinate deliverables. • Prepare presentations and correspondence for internal leadership and external partners. Site Supervision & Logistics • Oversee daily on-site operations, ensuring compliance with safety and legal requirements. • Manage site logistics including deliveries, equipment use, and waste removal. • Ensure timely execution of construction milestones and deadlines. Documentation & Reporting • Maintain comprehensive records including contracts, permits, drawings, and progress logs. • Track KPIs and project metrics to evaluate performance and identify areas for improvement. • Submit all required reports to clients, regulatory agencies, and Evergreen leadership. • Archive complete project documentation for compliance and future reference. Education & Experience • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field required. • 7–10 years of progressive experience in construction project management. • Demonstrated expertise in multi-family rehabilitation projects required. • Proficiency with Project Management Information Systems (PMIS) and scheduling software. • Strong understanding of building codes, safety regulations, and construction best practices. Licenses & Certifications • PMP (Project Management Professional) or CCM (Certified Construction Manager) preferred. • OSHA 30-Hour Certification preferred. • Valid driver’s license required. Technical & Physical Skills • Ability to read and interpret blueprints, contracts, and specifications. • In-depth knowledge of construction methodologies, materials, and techniques. • Skilled in budgeting, forecasting, cost control, and procurement. • Proficient in MS Project, Primavera P6, AutoDesk, and PMIS systems. • Comfortable conducting site inspections and navigating active construction environments.Skills • Project Management Expertise– Leads multi-family rehab and construction projects from start to finish. • Financial Acumen– Develops budgets, manages costs, and negotiates contracts effectively. • Technical Knowledge– Applies construction methods, codes, and design requirements to achieve goals. • Leadership– Inspires, mentors, and directs project teams, subcontractors, and vendors. • Communication– Provides clear updates, presentations, and reports to diverse stakeholders. • Problem-Solving– Anticipates challenges and develops practical solutions under pressure. • Organization & Time Management– Manages multiple projects, priorities, and deadlines effectively. • Safety Mindset– Promotes safe practices and ensures compliance with safety standards. • Negotiation Skills– Secures favorable terms and resolves disputes with stakeholders. • Adaptability– Thrives in dynamic, fast-paced environments and embraces evolving practices. Work Environment & Physical Demands • Work is performed in both office and active construction site environments. • Regular exposure to outdoor weather conditions, noise, dust, and physical hazards. • Ability to stand, walk, climb ladders, and navigate uneven surfaces during site inspections. • May require occasional evening or weekend work to meet deadlines. • Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.
