Areté Renovators Inc. specializes in interior residential and commercial remodeling, primarily design and build projects. Areté means “quality” in Ancient Greek. Since 2002, we have built a reputation of quality in workmanship, customer service, project management, and reliability. As a design build company, Areté Renovators offers general contracting services for remodeling, design, and building needs through our design studio Areté the Art of Design. We manage all aspects of the project including obtaining city permits, completing association paperwork for project approval, design services, purchasing and delivering of materials, installation, and maintenance. From small scale projects such as gut rehabs and kitchen remodels, to building houses from the ground up, our team is well prepared for the most challenging real estate projects. As a Project Manager, you will be responsible for planning, coordinating and managing construction and projects for our firm. The Project Manager is required to possess the highest level of scheduling and jobsite safety knowledge, on-site project management, maintain regular client contact and ensure company policies and procedures are upheld. Your responsibilities will include developing and managing project budgets, creating detailed schedules and overseeing resource allocation to ensure optimal execution. You will conduct regular site inspections, review construction plans and specifications, identify potential risks, implement proactive measures to mitigate them and verify that all the work is performed to the highest quality standards. Objectives of this role • Project Planning and Management - Planning, coordinating and managing all phases of construction projects, including project initiation (including building approval paperwork), preconstruction (including review of architectural and design drawings), planning (including logistics of material delivery and safe storage on jobsite), execution, monitoring and closeout. Developing and managing project schedules, budgets and resource allocations to ensure cost efficiency and timely delivery and start date. • Contract Management - Interpret and manage labor and material contracts, building paperwork, material specifications, scope of work, field notes, permits, purchase orders, change orders, drawings and plans, and subcontractor work orders to ensure compliance with project specifications. • Team Leadership – Project Manager will report to the Production Manager. Project Manager will be responsible for establishing project objectives, scope and deliverables in collaboration with building management, engineers, architects, designer, subcontracts, Production Manager, etc. and ensuring alignment with client requirements and goals. Provide leadership and guidance to the project team, fostering a collaborative and high-performance work environment. Raise questions and be proactive with concerns. Supervise all subcontractors and trade partners. Praise the team for a job well done and suggest improvements when needed. Enforce correct dress and behavior standards on the job, including an attitude that creates a positive working environment for all. • Progress Reporting - Liaising with Production Manager, architects, engineers, subcontractors and designers to monitor construction progress, regularly report project status, project updates, budget performance, and potential issues to clients and Production Manager. • Quality Control - Resolve issues and ensure compliance with specifications and Arete quality standards. Create a jobsite culture of treating every job site like your own home – clean up and ensure jobsite security daily. • Budget Management - Oversee project budgeting and cost control and create/manage change orders to ensure adherence to budgetary constraints, client goals, and missed items from original scope of work. Expedite timely completion of the work to maintain schedule and budget goals. Communicate changes or issues to Production Manager of financial changes and issues. • Compliance/Risk Management - Conducting regular site inspections to assess project progress, identify risks, and ensure compliance with safety protocols and regulatory requirements. Implement and enforce safety protocols and ensure compliance with local building codes and regulations. Bring questions, discrepancies, and unusual conditions to the attention of the Production Manager. • Communication - Maintain effective communication with project team members and clients to provide project updates, address concerns and foster strong working relationships. Updates of project progress are shared with the client a minimum of three times per week. You will be the primary contact for the client – educate and be honest with the client, provide solutions to their questions (soliciting help from Production Manager and other team members when necessary), and communicate with respect and a high level of customer service. • Arete Process – Following all guidelines set forth through Project Manager Process and Hands Off Process to ensure all projects follow Arete standards (summary of milestones below). 1) Planning Stage – project management software setup, building’s rules and regulations in hand and approval paperwork submitted, implementation of Hands Off Process, review contract and client profile, final drawings confirmed and initial deposit received. 2) First Walk Through Stage – confirming all required parties in attendance at walk through and docs are prepared in advance (current signed contracts, drawings, moodboard, live sheet). Review changes to scope or material needed based on jobsite conditions, review technical questions with designer, and logistics of project site with client and building personnel. Create change order based on walkthrough notes, create preliminary schedule for project, and update project management software with next steps and questions for teams involved. 3) Pre-Construction Stage – confirm material is ready and available for delivery, confirm subs to perform work, review project site logistics of elevator/loading dock, and collect final spec book from designer. Pre-Construction meeting scheduled to confirm fixture material with subs and designer, review building rules with subs, confirm final scope of work and drawings, set communication expectations with subs, and create change order for any changes. End of stage occurs when final schedule is created and start date confirmed. 4) Before Project Starts – Hands Off is completed, building logistics confirmed, spec book and communication board are designated on job site, clients’ personal items are removed from job site, protection of jobsite completed, and demo/garbage removal scheduled. 5) Demolition – meeting with designer, subs, and Project Manager scheduled after demo to confirm layout and any changes to design and material selections. 6) During Project – conduct regular job site visits and communication between subs and client, adjust schedule as needed, log photos in management software and update job log, process change orders and purchase orders including collection of payment, and conduct quality control. Cabinetry, tiling, and electrical to involve design team onsite dependent on circumstances set forth in process. 7) End of Project – ensure entire scope of work is completed, coordinate proper procedure for client move in, prepare punch list and conduct final walk through and collect final payment. Notify marketing to schedule photography and implement client experience follow up. Qualifications: • 3-7+ years proven experience in residential construction project management along with a strong employment history • College Degree – (Construction Management or Engineering preferred) • Well versed in all construction methodologies including the ability to read and interpret contracts, architectural and design drawings, and construction processes and local codes • OSHA Safety Trained, experienced in quality, health and safety standards • A team player with leadership abilities and critical thinking skills • Results-driven ability to effectively manage subcontractors • Excellent organizational and time-management skills • Outstanding communication and negotiation skills • Commitment to quality and attention-to-detail • Proficient with industry standard computer skills and software (MS Office, Excel & Outlook, Adobe Acrobat, Buildertrend, etc.) Job Type: Full-time Base Pay: $80,000.00 - $125,000.00 per year Benefits: • 401(k) matching • Paid time off • Professional development assistance • Referral program Experience: • Residential construction: 3 years (Required) • Commercial construction: 3 years (Preferred) Ability to Commute: • Chicago, IL 60618 (Required) Work Location: In person
