Position Summary
The Controller provides oversight of financial policy and management with respect to Ability Housing’s financial position and overall operations. The Controller ensures compliance with financial policies, procedures, and standards. The Controller oversees the processing of financial statements and reports including balance sheets, invoices, accounts payable, and accounts receivable. The Controller reports to the President.
Essential Duties and Primary Responsibilities
The Controller plays an integral role in maintaining efficient systems and processes that meet the organization’s current and future business requirements (financial, compliance, and risk management).
• Manages accounting functions for the organization, including ongoing evaluation of financial and accounting systems, updating policies, systems and procedures as necessary
• Assists with preparation of the organization’s annual operating budget and operating plan, including departmental budgets and conducting quarterly assessments and adjustments as necessary, in consult with the Leadership Team
• Oversees the timely closing of monthly books, development of timely and accurate monthly and quarterly financial statements and forecasts against the budget and financial and operational goals, maintaining a 12-month rolling projection
• Manages and controls expenditures within approved budgets
• Supports Development Department in building proposal budgets
• Ensures compliance with allocation methodology for grant awards
• Manages processing of accounts receivable, accrued revenue and accounts payable
• Supports timely preparation of annual audited financial statements and IRS Form 990
• Assesses and mitigates risks, particularly with respect to financial and compliance requirements
• Supports the organization’s capital structure, real estate development, real estate holdings and vendors
• Collaborates with Asset Management Director to assess and track the financial performance of properties, addressing any needs in order to strengthen performance
• Support the Real Estate team to maintain project-specific development budgets and submit and monitor draws on construction and permanent financing.
• Prepare funding requisitions to public and private lenders and ensure compliance with regulatory agreements.
• Maintains effective, ongoing communication with Leadership, advising of the organization’s financial position and critical issues
• Maintains accurate and updated financial records
• Performs other duties as assigned
Qualifications
The Controller will possess the following education, experience, and competencies:
Education
• Minimum of a bachelor's degree in accounting, finance, economics, or related field
• Certified public accountant (CPA) a plus
Experience
• Minimum of 5 years of experience in senior management role overseeing financial and business functions and systems including strategic and financial planning, budgeting and finance, and business analysis
• Experience in overseeing contracts, reviewing and approving requests for payment and preparing draw requests
• Experience in developing and monitoring annual operating and capital budgets (including real estate development budgets)
• Experience in nonprofit finance and accounting regulations preferred
• Experience in real estate development; and affordable, workforce, and/or supportive housing preferred
• Proven track record in controller or financial management role

• Excellent verbal and written communication skills
• Knowledge and familiarity with financial and project management software and databases
• Proficiency with Microsoft Office Suite, particularly Excel

Ability Housing offers a flexible work schedule and hybrid environment. Schedules may vary based upon the demand of each position and staff accommodation. This position primarily requires a regular daily (Monday through Friday) work week with in-person presence and some possible remote performance. After hours, weekend duties, and some travel are required at times.

Pay Range
$75,000 - $100,000 annually
