Job Description
The HVAC Technician will perform regular job-site inspections and shall assist the Building Maintenance Staff in implementing the preventive maintenance program to assure that building equipment is being serviced properly.
The HVAC Technician shall be experienced in building operations, for the purpose of operating all aspects of HVAC, performing all preventive maintenance routines, and to provide repairs consistent with those traditionally performed by capable HVAC personnel. The HVAC Technomay also consist of oversight of a separate 3rd party in some cases, however the ability to perform repairs, inspections, testing, & maintenance is required on a consistent basis.
SHIFT:7:30am -4:30pm - Monday - Friday
Job Requirements
• Minimum of five years’ experience in facilities operations in a commercial or private building(s), specifically in the areas of refrigeration, boilers and heating systems, air handling, electrical distribution systems, illumination, plumbing, and overall building maintenance.
• Maintains an energy management program to ensure measures are taken to operate all systems to ensure proper functioning systems and ensure systems are operating in an efficient manner to keep operating costs at a minimum.
• Oversees and inspects the work performed by outside contractors. Contracted work includes electrical engineering, mechanical engineering, and plumbers. (Contracted work will be specialized, and the HVAC Technician must be able to perform a significant number of duties to reduce operating costs of outside vendors)
• Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.
• Knowledge of standby emergency systems, including fire/life safety, diesel generators, and Uninterrupted Power Supply systems (UPS).
• Working knowledge of building operations terminology, practices, laws, rules, and regulations.
OTHER SKILLS AND ABILITIES:
• Ability to establish and maintain effective working relationships with all levels of staff within a corporate office setting, as well as external vendors and service representatives.
• Ability to communicate effectively both verbally and in writing, sufficient to produce accurate and grammatically correct correspondence and reports and to represent the corporation in a professional manner.
• Ability to successfully troubleshoot complex building system issues.
• Skill in prioritizing assignments when there are changes in workload and/or competing deadlines. Ability to work independently with minimal supervision.
• Ability to read and interpret construction drawings and specifications.
• Ability to work overtime as required to complete projects in accordance with established deadlines and to be available on-call for after-hours emergencies.
• Ability to comply with commercial building standards, policies, and procedures, and to set a positive example regarding standards and compliance.
• Responds quickly to emergency situations, summoning additional assistance as needed.
• Must assist other departments with maintenance items that fall outside of the HVAC purview.
COMPUTER SKILLS:
• Skill in operating a PC in a Windows environment including the ability to use Microsoft Office suite, Microsoft Outlook, and automated building systems software
PHYSICAL DEMANDS:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
· Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices.
· Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine.
· Involves movement between departments, floors, and properties to facilitate work.
· Ability to speak clearly so others can understand you.
· Ability to read and understand information presented orally and in writing.
· Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics.
Issues:
All operational issues regarding labor, supplies, equipment, customer relations, etc. must be reported directly to your direct supervisor. Any expenditure for equipment or supplies of any amount must have the expressed authorization of the Facilities or Regional Manager.
All HVAC/Maintenance personnel is an extension of ESCFederal and the property he/she manages and is expected to conduct oneself in a professional manner at all times.
Responsibilities may be added or deleted at any time at the sole discretion of Senior Management, as deemed necessary.

Pay: $33.00 - $35.00 per hour
