Job Description: As a Maintenance Technician/Janitor you will be responsible for ensuring the cleanliness, safety, and proper maintenance of the building and grounds of the Zhou B Art Center. This role will perform interior and exterior preventative and repair maintenance, including but not limited to general maintenance requests and repairs and routine cleaning/janitorial duties. You will be required to communicate effectively with tenants, guests, and team members while operating in a safe manner to uphold safety and operations standards. Key Responsibilities:  Conduct building maintenance work, studio/manager service requests, punch lists, building inspections, preventative maintenance, and cleaning.  Assist with set-up and breakdown of rooms or equipment for events and activities.  Participate in studio inspections for move-ins and move-outs.  Maintain the appearance of entrances, hallways, and other interior and exterior public areas  Follow daily/weekly/monthly housekeeping procedures including but not limited to: - Provide daily cleaning support to high-traffic areas of the building designated by the supervisor. - Replenish bathroom supplies with toilet paper, paper towels, Kleenex, and soap. - Sweep, vacuum, wipe, and mop storage units, hallways, restrooms, elevators, etc. - Dust furniture, walls, and equipment which includes moving and rearranging furniture. - Clean windows, glass partitions, and mirrors using cleaners, sponges, and squeegees. - Ensure that cleaning supplies are in a safe, secure area at all times. - Complete standardized cleaning process as per company standards. - Follow procedures for the use of chemical cleaners and power equipment. - Trash pick up and disposal - May perform other duties as assigned.  Maintain inventory of basic personal tools to complete task requirements including but not limited to a hammer, screwdriver, adjustable wrench, tape measure, and flashlight. Demonstrate safe use of hand and power tools and equipment.  Organize, maintain, and utilize provided supplies in a cost-effective manner.  Monitor HVAC, lighting, and other utilities to ensure proper function.  Present an appearance appropriate to the image of the company.  Communicate concerns of the community and report any major maintenance needs or safety hazards with Supervisor.  Complete additional tasks or duties assigned by center leadership. Preferred experience and ability to perform basic building maintenance install, repair, and/or complete the following items in a responsible and professional manner. These responsibilities include but are not limited to:  Plumbing such as toilets, sinks, and disposals.  Door and window hardware.  Wall patching and caulking including small painting jobs.  Weather preparation and clean up including removing bulk trash.  Clean and inspect common area mechanical and storage rooms as needed.  Assistance with Make Ready items as needed. Qualifications: Professional Experience:  Minimum 2 year of maintenance technician and/or janitorial experience required, multifamily experience preferred.  Technical Skills: Proficiency in general building repairs.  Communication: Good communication skills and a professional, friendly attitude  Work Ethic: A self-starter with the ability to work independently, prioritize tasks, and meet deadlines. Education:  High school education or equivalent  Accurately perform basic mathematical functions.  Basic computer and internet knowledge Physical Demands:  Physical demands may include the ability to lift up to 50 pounds safely. The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. Additional Requirements: Attendance/Travel:  This position is a full-time position and may require the availability to work some nights, weekends, and occasional holidays. Regular attendance and active participation/planning at company functions and events is also required. Work Schedule: Monday-Friday 10am-6pm Occasional flexibility required for events or special projects. Pay Range: $22-25/hour, based on experience Job Type: Full-time Pay: $22.00 - $25.00 per hour Expected hours: 40 per week Benefits: • Flexible schedule Work Location: In person
