Job Description
The Maintenance/Janitorial Project Manager is the direct managing supervisor of the location Shift Supervisors, as well as the individual crew members.
The Maintenance/Janitorial Project Manager is responsible for:
Γ Provide support to all employees.
Γ Recruitment and development of new and existing employees.
Γ Complete and coordinate the completion of all property work orders.
Γ Provide hands on maintenance/janitorial tasks as necessary to complete facility maintenance/janitorial obligations of the property to include HVAC, Plumbing, Fire/Life Safety, Electrical & Lighting Repairs, Floor/Sidewalk Repairs, Drywall/Painting, General Property Repairs, Litter Control, Pressure Washing, General Cleaning, etc.
Γ A Computerized Maintenance Management Software (CMMS) may or not be applicable to each site. If a CMMS is present, then the work orders will be tracked and maintained utilizing the designated platform. If a CMMS is not present, an electronic filing program must be kept and maintained.
Γ Provide assistance in all tenant related construction, as directed by the General Manager.
Γ Plan and supervise operations for removing ice and snow during winter season, as needed.
Γ Plan and supervise operations for landscaping needs of the shopping center, as needed.
Γ Maintain Quality and Profitability of all related budgets.
Γ Coordinates the labor needed for all Marketing related functions.
Γ Reports directly to the Regional Manager while supporting, consulting, and informing Property Management of all property concerns.
Γ Must be available to work off hours when needed.
Γ Must have a valid driver's license and pass MVR check
Γ Assist in the recruitment and development of new employees as needed for each site location.
Γ Assure proper MSDS of every product utilized is available as required.
Γ Ensure that safety awareness and compliance is adhered to and properly documented in each employee file on site.
Γ Ensure MOS compliance.
Γ Verify that all background checks and drug screening has been administered as Company policy.
Γ Verify that all company policies and procedures are complied with and documented. (No Exceptions)
Γ Counsel and terminate employees as directed by Human Resources.
Γ Attend regular meetings as required by the General Manager.
Γ Aspire and hold oneself to the Company Mission-Vision-Purpose-Value statements.

Job Specifications:
Education and Experience Required:
β’ Minimum 3 years responsibility at a management level in areas of property management, engineering, maintenance/janitorial, or construction in Commercial Properties. The ability to read, comprehend, and transmit complicated detailed instructions orally and in writing. Will accept related military experience of comparable levels.
Physical Demands:
β’ Sits, stands, bends, kneels, climbs stairs, ladders, and equipment; has good sense of balance to work on heights. Some lifting of medium and/or heavy equipment and tools.
Working Conditions:
β’ Some exposure to hazards or risks. Heat, noise, dust and dirt, areas requiring environmental controls or access limitations. Ability to meet deadlines and make sound decisions, sometimes under stress. Workβs hours necessary to maintain facilities in a safe manner including nights and weekends.
Computer Literacy:
β’ Proficient in the use of Windows based office software including but not limited to Microsoft Office, Word, Excel, PowerPoint and Outlook.

Issues:
All operational issues regarding labor, supplies, equipment, customer relations, etc. must be reported directly to Regional Manager and the Property Management when appropriate. Any expenditure for equipment or supplies of any amount must have the expressed authorization of the Regional Manager.
Responsibilities may be added or deleted at any time at the sole discretion of Senior Management, as deemed necessary.
Job Type: Full-time
Pay: $53,000.00 - $55,000.00 per year
