We offer a competitive salary and benefits for this career-oriented position. Our total compensation package of $130,000-150,000 per year includes salary, bonuses, generous auto allowance, cell phone reimbursement, health care contribution, paid holidays, and IRA company match.
Position Summary
Work daily with a large number of owners of small properties to keep them informed about the market, work being performed on their property, and review financials. Oversee managers and assistant managers’ daily tasks. Have a positive upbeat attitude and be prepared to educate the owners and assist them with their largest asset. Work on policies, procedures, projects and sign up new owner accounts.
Client Relations
Work with 150-200 individual owners. Owner's may own one small property.
• Learn, know, and understand your clients’ short- and long-term goals.
• Communicate with them because goals change.
• Never hesitate to pick up the phone and speak with the clients.
• Review and approve accounting for invoices.
• Gain the trust of all clients.
• Personality Clients: Develop an understanding and learn how to work with their Personality.
• Integrate new clients and maintain positive ongoing relationships.
Property Manager Oversight and Teamwork
• Oversee a team of Property Managers and Assistant Property Managers to manage each property and a portfolio of properties.
• Manage 600-800 units consisting of homes, individual condominiums, and apartments. No HOA’s.
• Review marketing of all rental listings
• Final approval of all applications.
• Work with your PM monthly and be aware of all delinquencies.
• Review all rental listings for quality of pictures and descriptions.
• Review all rental rates daily.
• Speak with PM’s throughout the day to assist them on small and large issues.
• Train all new PM’s and APM’s and retrain daily, weekly, monthly.
Apartment Market Knowledge
• Know market rents and check daily-weekly-monthly and adjust accordingly.
• Stay abreast of current conditions and issues in the market.
• Talk about the market with your clients. Know the difference between the Forest and the Trees and communicate about each.
Company Policy
• Understand and apply company policies and processes within guidelines. Consult with the company President on any issues or concerns.
• Draft policy points for weekly staff meetings.
• Quality Control: Review our Property Management Software daily for accuracy and completeness.
• Ensure we compliance with local regulations.
Maintenance and Construction
• Work with the Maintenance Supervisor each day in the morning about priorities and/or issues.
• Walk 2-4 apartment buildings per week.
• Oversee critical projects like Mold issues and mainlines and major leaks and Unit Turns.
• Unit Turns: Minimal, Basic, Full-Original, Partial Renovation and Full Renovation.
• Oversee all projects and maintenance, large and small.
Financial Oversight
• Manage the cash flow of the clients in terms of security deposits, unit turns, property taxes and other large bills. Increase the reserves and return them to normal as needed.
• Review and approve all invoices, applying them to correct general ledger accounts. Manage costs on behalf of owners.

Qualifications – Requirements
• Seven years of experience in property management
• Three years supervising others.
• CA DL, qualified auto required.
• California Real Estate license.
• Be very conversant in all computer programs.
Benefits Package
Pay: $120,000.00 - $145,000.00 per year

Schedule:
• 8-hour shift
• Monday to Friday 8 am to 6 pm daily with one Saturday a month during peak rental season (May through the end of September).
