We have an exciting opportunity for a talented professional to join our team as Project Manager for over 668 apartment homes and 2 single family homes in the Las Vegas Area in addition to being involved in our California region. Have you spent time managing vendors, working with trades and overseeing capital projects? We are looking for a self-motivated, extremely organized, detail-oriented individual who possesses the ability to effectively communicate with a wide variety of people. If you are results-driven geared towards multitasking and problem-solving, you are the person we are looking for to fill the position. Up to 5 Weeks PTO! · 6 paid holidays per year. · 1 floating holiday per year. · 40 hours of sick time per year. · 16 hours of personal time per year. · 401K with employer matched at 3%. · $25 monthly phone stipend · Medical, Dental, and Vision Insurance - 75% paid by Plenty of Places. · $50 Monthly HSA contribution by the company · Free $10,000 Life Insurance paid by the company. · Co-Employed by ADP – all the benefits of being employed by ADP like EAP, cell phone plan discounts, and much more! · $31.25 - $36.06 per hour ($65,000 - $75,000 per year) Responsibilities listed below but not limited to are: • Meet with contractors • Diligently review contracts, Negotiate terms of agreements, and ensure required permits and licenses are obtained • Scope creation • Site team coordination • Track and manage project progress and payment schedules • Manage trades construction schedule/timeline • Follow up with trades and deficiencies and ensure completion • Contract administration and management • Provide leadership and direction to contracted vendors • Execute projects as scheduled in a timely and safe manner • Oversee job safety standards in compliance with OSHA • Coordinates multiple projects at any given time • Provide reports and updates to Regional Portfolio Manager and Ownership • Some travel required Qualifications to consider: • BS in construction related field is preferred, but not necessarily required • Experience in all aspects of building systems associated with Residential Property Management • Valid driver’s license, reliable transportation and current insurance required • Excellent written and communication skills • Multi-Family and residential renovation experience background preferred • Detail-oriented • Excellent time management skills • Strong working knowledge of computer programs • Ability to access rooftops with or without building rooftop access *Please note that this job description does not include all facets of the position. You must be able to push, pull, and lift up to 60 lbs. This position will consist of walking, standing, bending, and climbing (ladders included), and you will often be exposed to the elements of the weather and must be prepared accordingly.
