Job Description

Overview The Project Manager (PM) is responsible for the complete oversight, coordination, and successful execution of assigned projects from start to finish. This role requires active involvement in planning, scheduling, resource allocation, subcontractor and vendor management, client communications, compliance, and reporting. The PM ensures projects are completed on time, within budget, and to the agreed quality standards while maintaining strong relationships with all stakeholders. Duties/Required Experience Project Management • Oversee all aspects of assigned projects from initiation to closeout, ensuring timelines, budgets, and quality standards are met. • Develop and maintain detailed project schedules, including phased and weekend work, ensuring all stakeholders are informed in advance. • Coordinate manpower, subcontractors, vendors, and owner representatives for each project phase. • Lead and document internal and site kickoff meetings with all relevant associates, trades, and clients. • Manage permitting processes, municipal requirements, and utility setup in coordination with office staff and site superintendent. • Monitor and update project status at least every two days, reporting key updates to management twice per week. • Oversee inspection processes for trades, building, fire, and final sign-offs. • Conduct regular on-site visits, attend punch walks, and manage substantial and final completion sign-offs. • Ensure as-built plans and inspection tags are delivered to the office within five days of substantial completion. Documentation & Compliance • Complete all project start-up documentation using standard company templates and checklists. • Manage submittals, Material Safety Data Sheets (MSDS), and Procore reporting. • Maintain compliance with Textura for subcontractor invoices, lien releases, and monthly billings. • Prepare and process owner change proposals, change orders, and related approvals within required timelines. • Provide percentage-complete reports to accounting for billing by the 26th of each month (or per client requirements). Estimating Support • Review project scope with the team and conduct go/no-go meetings. • Identify and pre-qualify subcontractor bidders and issue bid invitations. • Follow up with trades to confirm participation and gather pricing in a timely manner. • Prepare sub-analysis, take-off, and scope sheets, ensuring accuracy and completeness. • Review bids for scope compliance and collaborate with estimating to prepare final proposals. • Generate project budgets, purchase and compliance spreadsheets, and buyouts prior to work commencing. • Issue scope sheets for trades/vendors and ensure contracts and insurance are in place before site work begins. Client & Stakeholder Management • Serve as primary client contact for assigned projects, coordinating with account executives when applicable. • Build and maintain relationships with clients, tenants, architects, engineers, building officials, and management representatives. • Ensure all D4CS representatives, subcontractors, and vendors present themselves in a professional and clean manner on site. • Develop relationships to support future business opportunities. Reporting & Communication • Submit weekly project reports to management and clients through Procore. • Provide a minimum two-week look-ahead schedule weekly, in collaboration with the superintendent. • Report regularly on progress, strategies, and schedules to management and accounting. • Provide weekly updates at staff meetings. Required Experience • Minimum 10 years of experience in the commercial general contracting industry. • At least 3 years of hands-on experience in full-service restaurant construction. • Proven track record in both ground-up and interior construction projects. • Proficient in Microsoft Excel, Word, and Microsoft Project. • Experienced in using Procore for project management and documentation. • Familiarity with Textura for subcontractor invoicing and compliance (preferred).
