Job Type: Full Time, Non-Exempt
Compensation: Only commission-based with a guaranteed draw.
Exceptional Regional Sales Associates could earn over $100,000! Your hard work directly translates into financial rewards.Scope and Purpose:As a Regional Sales Associate, you’re the frontline of our leasing efforts, not tied to one location but moving between properties to supercharge our leasing activities. Your primary mission is to lease, lease, lease! Using your advanced sales tactics, you will be pivotal in achieving and exceeding our occupancy goals. This role combines the excitement of sales, the satisfaction of providing top-tier customer service, and the opportunity to showcase the best of our communities.

  1. Leasing Excellence
    • Attack occupancy challenges with zeal, prioritizing leasing as your primary function.
    • Use effective sales tactics to secure deposits and fees, aiming always to close the deal.
    • Offer outstanding customer service, maintaining a positive, motivated presence.
    • Expertly present our communities, highlighting features and amenities to both prospects and current residents.
    • Build a strong rapport with all visitors, ensuring a professional experience that aligns with our community's image.
    • Recognizing community and property trends, diagnosing occupancy issues, and creating proactive leasing strategies for each site.
  2. Marketing Innovator
    • Bring your creative marketing ideas to the table to boost property visibility and enhance resident satisfaction.
    • Proactively respond to inquiries via calls, texts, or emails, making appointments through Knock.
    • Handle application processes efficiently, ensuring accurate and timely documentation.
  3. Resident Relations Guru
    • Deliver exceptional service that fosters community success, focusing on satisfaction and retention.

    • Efficiently manage inquiries, process applications, and maintain accurate records to support smooth operations.

What Do You Need?

  • Knowledge of the Fair Housing Act, Americans with Disabilities Act, Fair Credit Report Act, and other relevant legislation.

Physical Requirements

    • 25% ability to travel.
    • Commuting over 20 miles each way is eligible for mileage reimbursement.
    • Stand, walk, or sit alternatively depending on the need of the day. It is estimated that the Regional Sales Associate will spend 75% of their time on their feet with 25% sitting at their desk.
    • Occasional need for bending, stooping, squatting (when picking up trash, debris or litter on the grounds or throughout the community), climbing stairs, pushing or pulling (open and close doors when showing or working throughout the office) and reaching above shoulder length.
    • Frequent need to perform standing and walking activities related to inspecting/presenting the property, knocking on doors for rent and/or the delivery of notices.
    • Includes constant need to write, type, grasp, turn, and operate office equipment.
    • Some lifting and/or carrying. Paperwork, deliveries, packages, files, etc.
    • Constant need to communicate over the telephone, in person and via email/text with applicants, prospects, residents, vendors, officials, and other members.
    • S2 Residential team members should have close visual acuity to perform an activity such as: preparing and analyzing data and figures, transcribing, viewing a computer screen for extended periods, extensive reading, and visual inspection of small details. Those in this position are required to have visual acuity to operate motor vehicles, golf carts, or heavy equipment.
    • Position may be exposed to outdoor elements such as heat, cold, rain, wind, etc. as per their job requirements.
