Residential Construction Project manager role Below is a list of role responsibilities that include but are not limited to: · Oversee multiple construction projects at a time, during their various stages of construction. · Oversee, manage each job scope per Project. o Maintain change orders as supplied by office from any written or meetings requests. • NO VERBAL REQUESTS are approved. ALL REQUESTS MUST BE WRITTEN (Text or email). o Present all change order requests from customer to Pillar office management before completion to obtain cost / approvals. · Daily communication (as needed) with Customers of stages of construction, inspections, goals, completions, quality reviews. · Daily site visits of projects, notations of progress, trade partner monitoring, issue resolution, communication with Pillar management as needed. · Manage projects material procurement in a timely manner to keep construction stages progressing to schedule. o Oversee the scheduling, delivery and use of materials o Order, schedule supplier material orders, deliveries for each project. o Order via office, schedule crews for, or pick up materials · Manage scheduling, implementation and coordination of trade partners in a timely manner to keep construction stages of each project progressing to schedule. o Motivate trade partners to complete Pillar project in a timely manner. o Oversee quality control of all trade partners work. o Communicate with office in “retainage” suggestions for incomplete work / based on trade partners weekly invoice requests · Grow Trade partner base. o Goal (2) reputable, quality driven trades per construction discipline · Manage the Overall quality of ALL construction, worker productivity and compliance with building/safety codes. · Oversee, update Pillar MicroSoft construction schedule. · Total project quality control management of “all trade partners” work. · Create Punch List and be lead management of punch work for all projects to finalize completion. o Client Sign off of created client / P-Mgr (dated) walk list · Grow Pillar internal Sub-contract crews o 2 or 1 person well rounded crew goals (Demo, frame, trim, punch work capabilities is goal) o Potential punch work crewman (quality handyman) · Maintain an organized, detail-oriented file of each project from start to finish o Electronic, Print · Manage time effectively, multi-task & prioritize in order to meet established goals & deadlines · Maintain strong communication skills with Pillar office staff as to project paper work needs in the field. Share point needs, MicroSoft schedule “adds”, and Pillar office staff’s responsible product procurement. · Maintain, utilize SHARE POINT using your strong computer skills. · Maintain Dropbox job pictures o Maintain, utilize, update MicroSoft Scheduling using your strong computer skills. o Schedules for any project over 4 days. o Daily updating, comments, notes for projects Job Type: Full-time Pay: $65,212.18 - $88,535.09 per year Benefits: • 401(k) • Fuel discount • Paid time off Ability to Commute: • Jacksonville, FL 32225 (Required) Ability to Relocate: • Jacksonville, FL 32225: Relocate before starting work (Required) Work Location: In person
