JOIN OUR TEAM Bridge33 Capitalis a rapidly growing, vertically integrated real estate private equity firm focused on open-air retail real estate. The Company recently raised $458 MM in its latest opportunistic fund, marking a key milestone for the company. We are seeking aRETAILLEASING ASSOCIATEwho will report to the Leasing Manager and be responsible for completing renewals and proactively assisting in the marketing and leasing strategies for assigned properties. ESSENTIAL RESPONSIBILITIES Lease Renewals: • Manage the entire lease renewal process within an assigned portfolio. • Analyze market conditions and prepare renewal proposals (i.e., Letters of Intent) • Negotiate lease terms, rental rates and rent abatement and allowances. • Coordinate with internal teams such as legal, property management, asset management and construction on appropriate lease changes and processes. • Maintain the renewal pipeline and track critical dates. New Leasing: • Generate leads for new leasing opportunities within an assigned portfolio. • Schedule property tours with prospective tenants. • Support marketing efforts for vacant spaces. Lease Assignments: • Process tenant assignment requests and evaluate assignee qualifications. • Review financial statements and credit reports of potential assignees. • Coordinate with legal counsel on assignment documentation. • Ensure compliance with existing lease terms and landlord consent requirements. • Maintain assignment tracking database. Requirements QUALIFICATIONS Required: • A minimum of 1-2 years’ leasing experience in a retail leasing or marketing role in commercial real estate; property management or related field. • Excellent written and verbal communication abilities. • Detail-oriented with strong organization skills • Ability to develop strong relationships and build appropriate rapport as well as constructive relationships internally and externally. • Ability to manage multiple projects simultaneously • Strong integrity and work ethic. • Comfortable working in a high growth organization with high demand expectations. • Ability to communicate clearly and effectively, both orally and in writing, with different audiences within and outside the organization. • Self-motivated, proactive, and able to work independently and as part of a team.
