This role will be instrumental in managing development, renovation, and repositioning projects across multiple asset classes, including office, retail, industrial, and mixed-use properties. Position Summary: TheCommercial Project Managerwill be responsible for the full project lifecycle, from acquisition due diligence to construction completion and asset stabilization. This individual will collaborate with internal stakeholders, external vendors, contractors, architects, and municipal authorities to ensure projects are completed on time, within budget, and in alignment with Rise Group Investments’ strategic objectives. This is a high-impact role that requires a results-oriented professional with expertise in commercial real estate development, construction management, budgeting, and vendor coordination. Key Responsibilities: Project Planning & Development • Lead due diligence efforts for new acquisitions, assessing project feasibility, scope, and budget. • Develop comprehensive project plans, schedules, and budgets for commercial real estate developments, renovations, and value-add projects. • Collaborate with acquisition and underwriting teams to assess project risks and opportunities. • Coordinate with architects, engineers, and consultants to develop project plans and design specifications. • Secure necessary permits and approvals from city and state agencies. Construction & Vendor Management • Oversee contractor selection, bidding processes, and contract negotiations to ensure favorable terms and quality work. • Manage general contractors, subcontractors, and vendors to ensure adherence to project timelines and budgets. • Conduct regular site visits to monitor construction progress, safety compliance, and quality control. • Resolve on-site issues promptly to prevent project delays and cost overruns. • Ensure adherence to all zoning laws, building codes, and environmental regulations. Financial & Budget Oversight • Maintain strict control over project budgets, tracking expenditures and implementing cost-control measures. • Review and approve invoices, change orders, and draw requests to ensure accuracy and proper documentation. • Provide regular financial reporting and project updates to senior leadership and investors. • Identify cost-saving opportunities while maintaining project quality and value enhancement. Stakeholder Communication & Reporting • Serve as the primary point of contact for investors, lenders, partners, and internal stakeholders on project status. • Prepare and deliver detailed project reports, presentations, and financial analysis for executive leadership. • Proactively communicate project risks and develop mitigation strategies. • Facilitate regular project meetings with internal and external teams to ensure alignment and accountability. Post-Construction & Asset Stabilization • Oversee project closeout, including final inspections, punch lists, and occupancy readiness. • Coordinate tenant build-outs and ensure smooth transitions for new leases. • Work with the asset management team to optimize operational efficiencies post-construction. • Evaluate project performance and provide recommendations for future improvements. Qualifications & Experience: • Bachelor’s degree in Construction Management, Real Estate, Civil Engineering, or a related field. • 7+ years of experience in commercial real estate project management, development, or construction management. • Proven track record of managing multiple projects simultaneously in the office, retail, industrial, or mixed-use sectors. • Strong knowledge of construction methods, building systems, contracts, and regulatory compliance. • Experience in budgeting, cost estimation, and financial tracking for large-scale projects. • Proficiency in project management software such as Procore, MS Project, or similar platforms. • Excellent problem-solving skills with the ability to anticipate challenges and develop solutions. • Strong leadership, negotiation, and communication skills. • Ability to thrive in a fast-paced, deadline-driven environment.
