Job Description
To perform all of the day-to-day functions related to accounting for third party owned properties including functions necessary in the month-end close process, as well as perform reconciliations of information relative to those properties.
Major Areas of Responsibility
o Monthly Reporting to clients
Prepare adjusting and recurring journal entries including property taxes and insurance amortization
Balance reports and verify income and expenses are coded properly
Prepare monthly bank reconciliations
Prepare management fee calculations
Prepare monthly reporting packages for appropriate property management personnel, clients and corporate office in Dallas
Adhere to Due Dates of requirements
Obtain variance reports and any other required reports (i.e. capital schedule, aging report, property activity report, etc.) from PM’s
Review variance report comments by PM’s to make sure the variance is answered appropriately as well as reviewing their other required reports (capital schedule, aging, property activity report, etc.) for accuracy
Obtain leasing reports and review
Prepare monthly cash flow projections
Review quarterly reports completed by PM’s
Year end closing process
Load budgets into accounting software if owner doesn’t
o Property Take-Over
Attend take-over meeting to be aware of reporting requirements
Enter closing statement balances or G/L balances
Setup property in MRI/Yardi if client doesn’t have their own software for us to access and accountant knows how to setup
o CAM Reconciliations
Review property managers’ revenue escalation calculations
o Client / Personnel Management
Monthly accounting calendar filled out and provided to all departments each month, so everyone is aware of reporting deadlines
Meet with clients and accounting personnel to discuss problems when they arise
Main point of contact for clients regarding e-mails from them that need to pass along to all concerned and for reporting of system problems to us and vice versa
Meet with prospective clients during management proposal meetings
Accounting department staff meetings
Interview, hire and train accounting personnel
Review accounting personnel annually with quarterly on-point meetings
Assist in tracking of employee sick, vacation and personal time by getting absence forms from employees, approving forms and turning them in to payroll
Track employee workload to ensure that distribution is equitable
Other duties as assigned.
o Sales Tax Returns
Complete sales tax return for properties that have parking charged to tenants
Make sure completed in timely manner so payment is received by State Comptroller’s office when due
o Special Projects
Assist PM’s with special requests they receive that requires accounting help
Respond to client questions regarding report packages completely and timely
Assist Accounting manager with special projects when needed
Assist client auditors by supplying needed information
Other duties as assigned
Maintain professional demeanor at all times
Assist Project Accountants when they need help and an Accounting Manager is not available
Assist in training new Project Accountants and Property Managers
Suggest and assist in implementing new accounting procedures
Review financial packages when needed
General Qualifications & Knowledge/Skills/Abilities:
Minimum five (5) years of accounting experience required, or real estate accounting experience preferred
Computer skills required include proficiency in MS Office Word, Excel, MRI and Yardi
Effective oral and written communication skills are a must
Strong organizational skills with ability to prioritize
Ability to handle multiple tasks while meeting strict deadlines
Strong analytical problem-solving skills

Team-oriented
