Cabrillo Management Corporation is a vertically integrated owner and operator of manufactured housing communities across the western United States. We reinvest in our communities through clubhouse construction, amenity upgrades, and infrastructure improvements that enhance resident experience and long-term asset value. Our projects are located across California, Montana, Utah, Idaho, and Colorado and range from $1,000,000 to $10,000,000 per project. We are typically running between 4-6 projects at time.
Role Summary
We are seeking a Senior Project Manager to oversee clubhouse builds, renovations, amenity upgrades, park expansion initiatives, infrastructure and utility upgrades, road improvements, and other capital projects across our portfolio. Much like the work involved in repositioning or upgrading a golf course community, where clubhouse renovations and exterior amenity enhancements are central, our projects focus on transforming Cabrillo communities into 4–5-star caliber destinations. Amenities often include dog parks, BBQ pavilions, sport courts, and, in select communities, pools and spas, all designed to create an experience comparable to mid- to high-quality hotels. This role requires a balance of hands-on field oversight with disciplined budget and schedule management, working closely with Cabrillo’s executive team, contractors, and design professionals to ensure projects are delivered on time, on budget, and to Cabrillo’s elevated standards. Key Responsibilities
• Develop project scopes, budgets, and schedules; maintain cost controls and reporting.
• Lead procurement, bidding, and contractor/vendor negotiations with legal/insurance support.
• Direct architects and engineers through design, permitting, and approvals.
• Manage clubhouse and amenity construction: site work, pools/spas, fitness areas, lighting, paving, mail kiosks, and ADA path-of-travel upgrades.
• Conduct site visits, track progress, review pay applications and oversee change management.
• Provide timely updates to leadership and coordinate resident communications during work.
• Transition projects to operations with closeout documentation, warranties, and turnover packages.
Qualifications
• Minimum 5 years of project management experience in construction, development, or owner’s representation.
• Background in multifamily, manufactured housing, residential, hospitality or golf communities.
• Strong skills in budgeting, scheduling, permitting, and construction administration.
• Ability to manage multiple projects concurrently and travel to sites across California, Montana, Utah, Idaho, and Colorado.
• Excellent communication, organizational, and problem-solving abilities.

Pay: $125,000.00 - $150,000.00 per year
