T-3 Janitor

Position Summary Position Summary The primary purpose of the T-3 Janitor is to perform a combination of tasks to keep office buildings and other assigned related facilities clean and in orderly condition, while mentoring and training assigned janitorial team members. This is a Floor Techician position. Responsibilities ✓ Dusts surfaces as directed: furniture, desktops, file cabinets, pictures, ventilation, lights and blinds, etc. ✓ Spot clean doors, partitions, walls, windows and all horizontal surfaces ✓ Restocks paper supplies, replaces liners and empties trash to designated location ✓ Cleans all floors: if carpeted vacuum and if hard surfaces sweep and mop as specified in contract ✓ Cleans restrooms: toilets, sinks, floors, urinals, mirrors, and fixtures using toilet brush, sponge, disinfectants and/or cleaning solutions ✓ Mixes chemical solutions in safe and efficient manner ✓ Reports maintenance problems to immediate team leader ✓ Performs routine building maintenance repair work ✓ Carries and transports equipment ✓ Complies with all safety rules, standards, and regulations ✓ Willingness to learn and progress in the janitorial tier system ✓ Participates in keeping assigned buildings and building areas clean and orderly ✓ Lifts and carries heavy furniture and equipment as needed ✓ Operates tools and equipment used in janitorial work and overall sanitation including heavy industrial cleaning equipment ✓ Instructs, guides, and mentors all janitorial assigned team members OTHER RESPONSIBILITIES ✓ Promotes and maintains the effectiveness and reputation of the organization ✓ Attends meetings as required ✓ Creates correspondence, reports, and communication material as needed ✓ Elicits cooperation from a wide variety of sources, including vendors, subcontractors and other internal and/or external departments ✓ Consistently contributes to the growth of the customer base ✓ Effectively manages difficult or emotional situations; responds promptly to staff needs; solicits feedback to improve projects, responds promptly and effectively to concerns/issues and develops and communicates prompt solutions; solicits appropriate advisory assistance as applicable ✓ Through formal and informal training, continues development of personal and professional skills ✓ Strives for 100% customer and program satisfaction; communicates clearly and persuasively in positive or negative situations; listens and seeks clarification ✓ Follows through on all actions to ensure 100% personal deadline compliance ✓ Consistently meets and/or exceeds productivity goals ✓ Works closely with the management team, and other key personnel and contacts for seamless integration of responsibilities and functions ✓ Solicits internal guidance and information to promote internal initiatives and special events ✓ Effectively utilizes and maintains knowledge of all required tools corresponding with T-3 Janitorial Equipment Knowledge List (attached) ✓ All other duties as assigned for the successful execution and/or completion of various projects whether or not specifically assigned Required Knowledge, Skills and Abilities To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
