Appraisal Coordinator

The Appraisal Coordinator is responsible for "everything appraisals". This includes but is not limited to, the ordering, reviewing, evaluating, and monitoring of all appraisals that are received for accuracy and compliance. The Appraisal Coordinator will serve as the primary point of contact for appraisers, underwriters, and processors for appraisal corrections in addition to providing support to the mortgage compliance division. This position employs a firm understanding of appraisals and appraisal laws as they relate to mortgage loan processing.

What Does an Appraisal Coordinator Do? The specific duties/responsibilities listed below are representative of the knowledge, skill, and/or ability to perform the position in a satisfactory manner. Individual abilities may result in some deviation from these guidelines.

  1. Orders commercial and residential evaluations and appraisals, ensuring the correct type of report is engaged and all required documents are sent.
  2. Assists in answering questions related to ordering appraisals and evaluations.
  3. Reviews all evaluations and appraisals per the bank's policy to ensure compliance with all applicable regulations.
  4. Investigates and resolves appraisal issues in a timely manner.
  5. Reports on performance of appraisers concerning compliance, timing, communication, etc.
  6. Collects and reviews appraiser credentials, sample reports, and references for consideration to be added to the bank's approved fee panel.
  7. Prepares validations on existing appraisals for loan renewals.
  8. Prepares evaluations on real estate collateral for new loans within the regulatory threshold as well as loan renewals.
  9. Compiles comparable sales, rental rates, and other market statistics for use in validations, evaluations, property cash flows, and LOMs.
  10. Other job-related duties as assigned.

The work schedule is Monday-Friday, 8:00am - 5:00pm, working onsite during the training period. Once training is complete, there is the potential for a hybrid work schedule.

There is minimal travel required, generally to property inspections in the NWA region during normal business hours.

This position has no supervisory responsibilities.

Environment and Physical Activity

The Appraisal Coordinator is in a non-confined office type setting in which they are free to move about at will. While performing this position spends time writing, typing, driving, speaking, listening, lifting (up to 10 pounds), carrying, seeing (such as close, color and peripheral vision, depth perception and adjusts focus), sitting, pulling, walking, standing, squatting, kneeling, and reaching.

The Appraisal Coordinator may operate any or all the following: telephone, smart phone, copy machine, adding machine (calculator), scanner and image systems, scanning equipment, computer terminal, laptop, personal computer, tablet, printers, or other office equipment as directed.

Mental Demands. The CCS must be able to read documents or instruments, detailed work, problem solving, customer contact, reasoning, math, language, presentations, verbal and written communication, analytical reasoning, stress, multiple concurrent tasks and constant interruptions.

BASIC QUALIFICATIONS - applicants must have these to be considered for the role:

  • High school diploma or general education degree (GED).
  • Bachelor's degree or 1 or more years of real estate or appraisal experience.
  • Valid driver's license.

PREFERRED QUALIFICATIONS - applicants who have these will stand out:

  • Bachelor's degree in accounting, finance, or business administration.
  • Advance problem-solving aptitude
  • Strong time management ability
  • Effective communication skills - speaking, listening (active), and written
  • Experience using Mercury Network
  • Working knowledge of Interagency Appraisal and Evaluation Guidelines
  • Proficiency in Microsoft Excel
  • An understanding of USPAP (Uniform Standards of Professional Appraisal Practice)
  • Teamwork orientation and an interest/capacity in cultivating strong working relationships
  • Ability to deal with complex problems involving multiple facets and variables in non-standardized situations.

  • A personal vehicle to drive while performing assigned duties and responsibilities (mileage is paid by the company).
