Job Description

The Assistant Chief Engineer maintains the physical integrity of the property and resolves any issues within the property units. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. This position assists the Chief Engineer with assigned duties and ensures all maintenance issues are addressed.Responsibilities: β€’ Conduct all business in accordance with company policies, procedures, and applicable laws (OSHA, ADA, Fair Housing). β€’ Ensure awareness of safety precautions and utility meter cutoffs, apartment and fixture cutoffs, and sewer cleanouts. β€’ Observe the property conditions daily and immediately report or initiate actions to address and unsafe conditions. β€’ Perform minor and routine repairs daily, including: β€’ Electrical, plumbing, and water systems. β€’ HVAC, water irrigation, and security systems. β€’ Interior/exterior lighting, gas fixtures, and appliances. β€’ Structural elements such as stairs, gates, fences, patios, and railings. β€’ Flooring, roofing, gutters, and fasteners. β€’ Shutters, doors, cabinets, windows, and sliding glass doors. β€’ Boilers (gas and electric), ceiling leaks, and door locks. β€’ Conduct building walkthroughs daily, replacing burnedout bulbs, and batteries in emergency lighting, and maintaining property curb appeal. β€’ Complete final inspections of all units prior to leasing. β€’ Report all major repairs and requisitions to Chief Engineer and Community Manager prior to any fund expenditure. β€’ Maintain knowledge of inventory levels for spare parts and supplies, notifying the Chief Engineer of shortages. β€’ Safely operate power equipment and assist in moving heavy appliances and abandoned furniture as necessary. β€’ Aid in groundskeeping duties (raking, sweeping, shovelling) to maintain a litterfree environment. β€’ Assist team members as needed to meet deadlines and project goals. β€’ Change locks, make keys, and maintain accurate daily time records using the Paycom system. β€’ Schedule and perform minor and routine maintenance on all appropriate equipment as directed. β€’ Instill a safetyfirst attitude not only with the maintenance team but also among residents. β€’ Assist manager in the completion of annual apartment inspections and training of Janitor’s helpers.Qualifications and Skills: β€’ Knowledge of EPA and OSHA regulations of proper storage and management of hazardous materials, including solvents, flammable materials, caustics, and Freon. β€’ Previous experience in a janitorial or maintenance role. β€’ Basic electric, plumbing, carpentry, and HVAC skills. β€’ Excellent communication and conflictresolution skills. β€’ Ability remain flexible to changing responsibilities. β€’ Ability to participate in a standby emergency schedule for evening, weekend, and holiday coverage.Working Environment: While performing the duties of this job, the team member is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.Physical Demands: The physical demands described here are representative of those that must be met by a team member to successfully perform the essential functions of this job. While performing the duties of this job, the team member is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The team member must frequently lift and/or move items over 50 pounds.
