Position Job Title:Â Assistant Project Manager
FLSA Status: Salaried Exempt
Position Summary
Ensure the overall success of the forward planning, product development and land development processes in addition to all phases of project management.
Specific Job Duties
Areas of Responsibility:
- Assist in securing entitlement and environmental approvals.
- Assist in consultant management of environmental mitigation, site engineering and architecture.
- Assist in product development from conceptual through construction documents.
- Obtain consultant proposals and negotiate contracts.
- Interface with public agencies including processing applications, obtaining departmental clearances and pulling building permits.
- Interface with local community organizations.
- Monitoring of project development schedules.
- Provide job cost and budget updates for indirect site improvement and housing costs and development fees.
- Assist in quality control of engineering plans and architecture.
- Provide field support for construction management.
- Prepare plan revision changes and communicate to other departments.
- Provide support to project management and others as directed by assisting with correspondence and updating meeting notes.
- Assist in preparation and presentation of materials for executive level meetings and public hearings
- Prepare various reports and spreadsheets and update meeting notes as necessary.
- Compose and prepare transmittals and memorandums.
- Maintain project files as needed.
- Interface with accounting, marketing and purchasing.
- Serve as an HOA Board of Director prior to developer turn-over.
- Provide invoice approval and coding.
- Update, gain approval and distribute sequence sheets; distribute to team members.
- Exemplify and model the company values, vision, and operating principles.

Position Qualifications
Education
- College degree is required, preferably, in the areas of planning, engineering and/or architecture.
Experience
- Experience in processing permits and knowledge of the entitlement process is preferred.
Skills
- Building industry experience is a must.
- Computer literate with proficiency in Word, Excel and basic knowledge in Power Point and Microsoft Project.
- Ability to work a flexible schedule, according to department needs.
- Willingness to assist in administrative duties.
- Willingness to accept substantial travel.
- Strong organizational skills are a must.
- Ability to perform the essential functions of the job and be a team player with a strong work ethic.
- Ability to work with minimal supervision.
- Keep peers and management informed of project information.
- Must possess superior organizational skills and good follow through capabilities.
- Excellent written and verbal communication skills.
- Ability to work cooperatively with a variety of personality types.
- Proficiency in handling multiple tasks and priorities and ability to work in an extremely fast paced environment where most tasks are deadline oriented.
Requirements
- Position requires driving as needed, frequency varies by location.
- Valid driver’s license required.
- This position often requires driving during the workday. As a contingency of employment, a background check, inclusive of an MVR, will be completed.
Base Salary: The expected base salary range for this position is between $85,000 to $105,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.
