About the Role

Orchard is looking for a Cash Now Advisor to represent sellers who are seeking cash offers as their listing agent.  The ideal candidate has experience listing and selling homes in Atlanta. 

As a Cash Now Advisor at Orchard, your role will involve conducting consultations with interested leads, recommending the appropriate service type based on their needs, and securing signed representation agreements. You’ll represent Orchard customers seeking cash offers as their agent, negotiate and finalize cash offers with iBuyer partners, and ensure a smooth closing process with the support of internal teams. Maintaining clear communication with internal parties and iBuyer partners is vital in this role for delivering an exceptional customer experience.

This is a full time role that reports to the Regional Manager.

What You’ll Do

  • Conduct consultative sales pitches with interested, sourced leads with the goal of having them sign representation agreements 
  • Determine the correct service type recommendation based upon customer needs 
  • Source, negotiate and finalize Cash Offers from iBuyer partners
  • Present cash offers to customers, facilitate contract execution, and help through the closing process 
  • Ensure a smooth transaction and closing experience with title and iBuyers, backed by internal Transaction Coordinator support

We’d Love to Hear From You if You Have:

  • An active Texas, Georgia or Colorado real estate license in good standing and a willingness to get cross-licensed
  • Track record of excellent listing outcomes with strong negotiation skills
  • Professional communication skills - both written and oral - and a sincere passion for helping others; Comfortable with ambiguity and change, and adaptable  
  • Knowledge and experience working with Google Suite and MLS
  • Docusign/Zipforms experience a plus 
  • Had at least 3 resale transactions in the last 24 months
