We are a well-established roofing contractor located in Jacksonville, FL. Our principals have been leaders in the roofing industry for over 40 years. We perform commercial roofing projects for a variety of clients including: general contractors, property management firms, public authorities, government agencies, etc. We are a regional multi-state business which has shown steady growth in the past decade, and are looking for a dedicated individual to become a key player in our organization.
Position Purpose and Objectives
A project manager is responsible for managing roofing projects.
· Manage commercial roofing projects from pre-construction to project closeout
· Manage projects for customer satisfaction, profitability and future process improvements
· Maintain strategic relationships with clients and vendors
Specific Duties, Functions and Responsibilities
·Know and stay abreast of design requirements, codes and materials
o Review and understand scope of work and project specifications
o Analyze blueprints, specifications, proposals and other documentation to prepare time, cost and labor estimates for products, projects or services
o Review data to determine material and labor requirements and prepare itemized lists
o Plan, organize and schedule work; select vendors or subcontractors; and determine cost effectiveness
o Organize product information, shop drawings and samples for submittals
o Seek to constantly gain knowledge and improve ability to estimate all company products and systems
·Track, manage and debrief all projects
o Review project assignments, plans procedures for construction on basis of starting and completion times, and analyze staffing and material requirements for each phase of construction
o Assist the production department in scheduling and coordinating jobs
o Analyze completed projects to compare estimated costs to actual costs and determine reasons for discrepancies
o Provide improvement recommendations to cost-estimating procedures to reduce future discrepancies between estimated and actual costs
o Maintain accurate, complete and organized files
o Maintain job communication for change-order management with field personnel
o Process manufacturer warranties
o Confer with building owners / managers, direct supervisory personnel and subcontractors in interpreting specifications or blueprints, and coordinate various phases of construction to meet project and customer requirements and prevent delays
o Perform final walk-through with owner or building manager
o Review jobs after close-out to determine overall job performance
Required Knowledge, Skills and Abilities
Work Skills – Project Managers must exhibit technical and management skills necessary to bid, sell and manage roof system installations.
– Knowledge of various roof systems, materials, construction processes and theories; ability to design a roof system; desire to stay abreast of codes and other necessary information
–Ability to convey information, concepts and concerns to people with differing communication styles
– Speak in a clear and professional manner
· Demonstrate group presentation skills
· Participate in meetings
– Ability to work with mathematical concepts such as:
· Basic algebra
· Rates, ratios, proportions and percentages
– Ability to use phones, tablets and other technology tools; knowledge of and ability to use the following software applications:
· Design software
· Word processing software
· Spreadsheet software
– Ability to read and interpret blueprints and specifications; collect and research data, and use intuition and experience to complement information
– Coordinate projects, communicate changes and monitor progress
– Ability to identify, correct and report unsafe conditions according to company and OSHA standards
– Knowledge to inspect and ensure attention to detail and quality
– Demonstrate the ability to meet and exceed productivity standards; works quickly and accurately
– Ability to understand implications of change orders and loss/gain production on job budgets
– Understand budgeting and implications to jobs
Leadership, Management and Teamwork – Project Managers must be able to work well with others within and outside of the company system.
–Exert informal leadership with individuals at all levels of a company as well as customers, vendors, manufacturers, suppliers and distributors

Education and Experience
Essential (The following items are essential for applicants to possess.)
· Construction management experience (education or work experience)
· English fluency
· Valid driver’s license (driving record meets insurance requirements)
· Ability to use/learn business technology
· Computer program and design skills
Preferred
· Roofing industry experience
· Bachelor’s Degree in Construction Management
· OSHA 30-hour card
· Familiarity with local building codes
