Construction Project Manager - Phoenix, AZ

With the success and steady growth of our organization, we are excited to introduce a CONSTRUCTION PROJECT MANAGER position based out of Phoenix, Arizona or Los Angeles, California.
Summary:
The Construction Project Manager is a critical thinker who understands communication, follow through, and a sense of personal responsibility in directly supporting our apartment communities in their mission of providing outstanding apartment homes and unparalleled customer service. This position will report directly to the Director of Construction and will help ensure timely, cost-effective, well-planned construction projects that hit on-time/on-budget goals.
Essential Functions:
- Drives, develops, and cultivates relationships with sub-contractors, inspectors, architects, engineers, and any other vendors or parties directly impacting current projects.
- Communicates directly with involved parties concerning project cost, staffing, scheduling and safety, insurance requirements, etc.
- Assists with estimation review, cost, schedule, quality, quantity, resource allocation and budget control. Documents project scopes thoroughly and accurately.
- Ensures compliance with and procurement of necessary permits or licenses before work begins.
- Adheres to and executes established bidding process for projects throughout the portfolio. Recommends contract awards.
- Provides technical direction and ensures compliance with all safety and quality standards.
- Communicates through varying mediums, project status updates throughout project execution.
- Works with trade partners and/or design teams and onsite staff to ensure that project details are implemented per the plans and specifications.
- Manages multiple projects simultaneously at varying stages and locations, applying a strong knowledge of construction trades.
- Liaises with internal capital construction team; utilizes team as a resource when it makes sense from a budget/resource allocation perspective.
- Prepares and executes accurate and precise contracts, and purchase orders. Manages change orders effectively. Prepares and reports on project budget revisions.
- Attends pre-construction meetings and reports plans/findings to Director of Construction.
- Completes periodic status reports as required by the Director of Construction, Senior Leaders and/or investors.
- Reviews job cost reports and progress weekly, monitoring for correct coding and accuracy.
- Performs other duties as assigned.
Skills/Education:
- BS or BA preferred in one of the following fields: Civil Engineering, Building Construction, Construction Management, Architecture, Architectural Engineering
- Minimum of 3 years of experience in construction working for a general contractor or developer
- Familiarity interpreting construction plans and specifications
- Ability to work with computers in word processing and project management software (Microsoft Project or similar)
- Proficiency with project scheduling, flexibility in a dynamic environment (schedule changes), and demonstrated progression of levels of supervision of projects and personnel
- Above average written and oral communication skills, with the ability to draft project scopes and prepare bid documentation
- Ability to accomplish multiple tasks concurrently with minimal supervision
- Exceptional attention to detail
- Experience with contract writing/negotiating a plus
- Ability to travel up to 25% throughout the continental U.S.
- Able to meet changing priorities and deadlines
- Able to balance multiple tasks simultaneously, including project administration, monitoring, and execution; possess good organizational skills
- Must be flexible and work alternate schedules as needed
- Proficiency in MS Office products including Outlook, Word, Excel, and Power Point
- OSHA 10- or 30-hour certification preferred
Physical Job Requirements:
- Required to maintain a regular schedule which may require working outside business hours, weekends and non-traditional holidays.
- Ability to lift, push and pull up to 30 pounds.
- Hearing and visual ability to observe and detect signs of emergency required.
- Must be able to sit, stand, reach, bend, and stoop for extended periods of time.
- Talking and expressing or exchanging ideas by means of the spoken word. Those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
- Perceiving the nature of sounds at normal speaking levels with or without correction.
- Ability to receive detailed information through oral communication, and to make the discriminations in sound.
- Visual requirements including color, depth perception, and field vision.
- Ability to compare, copy, coordinate, synthesize, negotiate, communicate, and instruct.
- Ability to tolerate stressful situations.
- Ability to work under minimal to moderate supervision.
- Ability to travel by car, airplane, or other means to get to job sites nationwide. Valid, in-state driversβ license and clean driving record required.
