Construction Project Manager/Senior Estimator

Responsibilities (SAN DIEGO ONLY): - Sales experience is required as you would be soliciting work from upper management of Property Management Companies; you would go to Property Management offices and speak with the head of construction to acquire new business for our company. - Oversee and manage the entire estimating process for construction projects. - Analyze project plans, specifications, and other documents to determine scope of work and project requirements. - Utilize construction estimating software, such asXactimate(Required), PlanSwift / Tekla / Blue Beam, to prepare detailed cost estimates. - Develop and maintain relationships with suppliers and subcontractors to obtain competitive pricing. - Review and negotiate contracts with clients. - Oversee projects from estimating, approval process, scheduling the work and assigning workers to the project. Ensure that the project is performed safely, efficiently and that our company standards are being upheld throughout the project to ensure the customers satisfaction. Monitor project costs throughout the construction process to ensure cost control. Experience: - Strong experience in the Multi-Family Industry (Apartment Communities) is required. - Strong sales experience is required; someone that can easily communicate with prospects and customers and build a rapport with them, you will need to have the ability to strike up conversations with people you have just met. (You will be in the field quite a bit) - Minimum of 5 years of experience in construction estimating/project management. - Strong knowledge of construction estimating principles and practices. - Proficiency in using construction estimating software withXactimate. Also, strong general computer skills are required. - Excellent project management skills with the ability to prioritize tasks and meet deadlines. - Multitasking is required as there will be multiple projects going on at the same time. - Strong negotiation skills to secure favorable pricing from suppliers. - Familiarity with contract documents and the ability to review and negotiate contracts. - Experience in construction management is required.
