Debt Associate

About the Job

We are looking for an Associate to join the rapidly growing Debt Team at Bellwether. The ideal candidate is a savvy problem solver who thrives in a fast-paced, challenging environment and consistently exceeds expectations. We are seeking an agile team player who enjoys working cross-functionally with different parts of the organization.

An ideal candidate will have held similar positions in acquisitions, asset management or development. Successful candidates for this position will have had at least three to five years of relevant professional experience.

Responsibilities

• Assist in the proactive monitoring and management of a portfolio of debt investments across various property types, including but not limited to office, industrial, hotel, retail, and multifamily;
• Review and analyze business plans, leasing activity, lease approvals, draws and monthly property operating performance;
• Liaise with borrowers to review business plan execution and ensure debt covenants are met;
• Produce reporting materials to monitor the performance of investments at the asset level;
• Perform credit analysis of potential sponsors; and
• Prepare comprehensive investment analysis on an ad hoc basis and communicate conclusions and investment risk in a narrative presentation to Senior Management, including approval through participation in investment committee.

Qualifications

• Asset management experience, including development and analysis of real estate-based financial models;
• A bachelor’s degree (required);
• Proficiency in Microsoft Excel, PowerPoint and ARGUS Enterprise;
• Experience with property underwriting and advanced financial modeling;
• Strong written and verbal communication skills;
• Attention to detail with superior organizational skills;
• Proven ability to multitask and quickly understand new concepts;
• Desire to work as a part of a small, highly entrepreneurial team

Base Salary: $120,000 - $130,000

• Asset-level analytics: Providing quantitative and qualitative investment- and portfolio-level performance reports by consolidating and analyzing monthly operating reports produced by operating partners to track and monitor performance against initial underwriting;
• Active Asset Management Support: The team works closely with Acquisition Teams to help monitor all strategic and joint-venture operating partners on a day-to-day basis. Responsibilities include weekly leasing calls, monthly operations reviews, annual budget and business plan reviews and financial analysis; and
• Investment and Fund-level Reforecasting: BWAM is responsible for creating proprietary investment-level valuation models for the portfolio to enhance our ability to reforecast investment-and fund-level performance on a routine basis.
