Your Role and Responsibilities

Leadership & Management oversight for Design and Construction Management across the geography with accountability for Delivery of office spaces public areas and Technical projects on time budgetwith right quality and adhering to IBM workplace design guidelines. Management contact for GRE Portfolio Leadership project stakeholders and external service providers for Construction Management project management and design services.
Who you are:
Accountable for leadership direction and decision-making to plan for Design & Construction Management of projects across APAC & Japan support recommendations to the Capital Review Board and implement the Real Estate strategies and annual capital project plan. Strategically focused to manage and align Geo Capital programs to meet global objectives. Contribute to creation and validation of business cases. Provide accurate capital spend projections and ensure full execution of the annual capital plan.
Responsible to create lead and implement strategic pilots and initiatives while managing the business within the risk appetite for IBM and delivering amazing client and employee experiences. Active participant in the development of aligned delivery processes and partner strategies. Provide leadership and recommend new initiatives to streamline processes and drive efficiency.
Maintain a thorough understanding of core vs. context functions within the global platform
translate core/context to the formation of a Global Partner Strategy within specific functional discipline
Align Delivery and Global Partner Strategy within specific functional discipline with respect to core/context
Drive Partner strategy to tactical assessment of partner options including cost information business cases and risk assessment
Development and deployment of standardized Partner SLAs
participation in the selection of Partners and ongoing assessment and management of partner performance
collaborate with Partners to secure benchmarking data for applicable portfolio metrics
Responsible for confirming partner/supplier availability for new workspace offerings
Identifies market transitions relative to partner strategies through internal and external research
Accountable for ongoing development of partner performance criteria within specific functional discipline
Drive alignment within the geography Design &Construction / supplier teams and all workplace guidelines including technology. Participate as an active member of the GRE Design &Construction council driving uniform and consistent delivery of services innovation transformation and client experiences. Responsible for reporting of all Geo D&C project-related data including spend and value targets. To provide thought leadership and champion a global view of Delivery and Partner Strategies within a specific functional discipline while developing and administering the strategies processes tools & templates to foster best-in-class performance

Required Technical and Professional Expertise

• Typically requires a BS/MS degree in Architecture /Construction Management/Civil Engg/ -relevant functional expertise with a strong preference for advanced degree and/or ongoing coursework. Extensive industry experience spanning more than 12-15 years will be considered to be equivalent. Diversity in the application of the functional knowledge is also required (i.e. multiple markets real estate/facility types/environments complexity scale and span of control).
• Willing to operate outside historic comfort zone. Problem resolution will require prompt decision-making under conditions of uncertainty.
• Ability to challenge the status quo unencumbered by legacy structure roles and process to think “”outside the box””

• superior subject matter expertise – Delivery and Partner Strategy – within the Design & Construction functional discipline
• proven success in the execution of diverse efforts within the discipline in both domestic and international markets regulatory constraints and cultural affairs

• extensive experience in process mapping optimization lean six sigma etc. and the development/deployment of associated tools.

Preferred Technical and Professional Expertise

• 15+ years experience in leading Design and Construction Management organizations from a Engineering/Architecture/Construction Management back ground with Direct management of program management professionals. Elevate the IBM GRE brand through benchmarking industry networking organizational affiliations and active participation.
• Competencies include: research planning & prioritization; negotiation & decision-making skills; translation of strategy to tactical delivery model conflict management and organizational development.
• Accountable within their functional discipline for global process optimization and consistency the selection and application of tools alignment of internal resources with external partners the advancement of performance metrics to established best-in-class benchmarks and measurable advances within their discipline.
• Oversee effectiveness of design construction and project management contracts across the geography using a variety of evaluation methods. Together with Contracts team develop creative contract structures with project managers and contractors to drive cost schedule and quality. Build relationships with external providers – strategic furniture suppliers carpet supplier etc.
• Cultivate relationships with internal and external stakeholders and vendors. Maintain an external presence throughout the industry injecting industry insights to drive innovation and transformation
