POSITION SUMMARY: The Preconstruction Manager is responsible for managing all preconstruction aspects of our projects supporting project managers. This role takes the tactical lead throughout preconstruction phase working with the project manager, develop high-quality scope, design packages and construction documents through hands-on work, and coordinate all project issues with architects, engineers, other consultants, and local jurisdiction. You will be given responsibility to innovate and create an impact to the organization. In this role you will manage a team of A/E consultants and work closely with the Construction, Operations, Real Estate, Legal, IT, Finance, Facilities and Business Development teams. Responsibilities include but not limited to project planning, programming, design development, document control, quantity surveying, permitting/zoning, construction support, commissioning, and closeout. Projects include, but are not limited to, new construction and/or remodels of Office buildings, manufacturing, recycling, hauling facilities, Transfer Stations, stations, maintenance shops, fueling infrastructure (diesel and CNG) and Alternative Energy (EV, solar, LEED projects etc.)

PRINCIPAL RESPONSIBILITIES:

  • Manage design output, design budgets and performance management of architectural, engineering vendors and other consultants.
  • Develops and maintain all corporate master design standards.
  • Review progress design plans to ensure consistency with corporate standards, environmental, health, safety, and local building codes.
  • Display High multidisciplinary technical acumen (Architecture, Mechanical, Plumbing, Electrical/Controls etc.)
  • Develop cross-functional processes and relationships to elevate quality of preconstruction phase (programming/design).
  • Manage Space Planning, Schematic Design, and Design Development phases.
  • Manage Corporate Building Information Modeling (BIM) program, standards, and execution plan.
  • Coordinate RFC's/RFIs with A/E consultants and contractors
  • Review and approve project submittals
  • Conduct material research and meet vendors as necessary to understand materials/products selections.
  • Accountable for managing design budgets and reviewing weekly consultant hours/billables to ensure consistent with progress.
  • Support project managers in cost estimates development/management.
  • Support project managers and procurement in RFP's and bid reviews.
  • Ensure all required project documentation is completed in a timely manner and is maintained in the appropriate master project files inclusive of all reports, logs, submittals, RFIs, specifications & drawings, correspondence, and other relevant documentation.
  • Partners with multiple functional departments and operational management to plan, oversee and complete construction projects
  • May require travel by air, car and/or other modes of transportation up to 30% of the time.
  • Performs other job-related duties as assigned or apparent

QUALIFICATIONS:

  • Experience with BIM Management and technical spec writing
  • Good Knowledge and Collaboration across multidisciplinary engineering discipline (AMEPS, Civil etc.)
  • Knowledge of IBC codes
  • Demonstrated ability to influence stakeholders at all levels of the organization
  • Experience with LEED projects and Alternative energy projects
  • PE or RA Registration or PMP or LEED Accreditation or similar
  • Demonstrated high level of achievement in the areas of design management, scheduling, budget/cost control, negotiation, and financial reporting.
  • Substantial knowledge of, and experience with, solicitation, negotiation, award and management of design and engineering agreements.
  • Effectively influences without authority and leads change by building trust and credibility.
  • Process and results orientation for setting and pursuing aggressive goals, demonstrating a strong commitment to organizational success, and marshaling resources to accomplish goals and objectives

MINIMUM QUALIFICATIONS:

  • Minimum 6+ years of experience in design management or engineering role within the commercial/Industrial Construction Industry
  • Bachelor's or master's degree in Engineering or related discipline and/or combination of education and experience.
  • Reading and interpreting design plans
  • Proficient in Autodesk tools (i.e. Revit, Navisworks), Bluebeam Studio and MS Office Suite (Excel, PowerPoint, Project).
  • Technical writing and communication of technical topics
