Job Description

Your Team

Our Development Analyst Intern is responsible for supporting the Company's development activities of multifamily residential, retail, office, entertainment, and other mixed-use real estate assets, servicing internal customers (i.e. Senior Management, Portfolio Manager, Acquisitions Team, Development Team, etc.) with financial analysis, presentation preparation, market comp analysis and performing other key duties described in more detail below.

Key focus in development pipeline growth and pursuits, and the analysis of various markets, assets and portfolios.

Your Key Deliverables

Development Pursuits:

  • Create in-depth market and economic analysis reports for multiple regions and markets, focusing on presentations and data collection.
  • Create and maintain development project financial projections (pro forma) using Microsoft Excel and other tools. Information is gathered and compiled internally from developers, tax credits department, residential and commercial management teams, marketing, real estate tax group, construction, and legal. Outside sources for information include cities/municipalities/states/federal programs, consultants, outside counsel, brokers, other owners/developers, among others.
  • Perform variance analysis to communicate and explain changes from benchmark and prior investment packages or presented analysis.
  • Participate in preparation of materials for Investment Committee.
  • Prepare and present analysis results in a clear and concise manner.
  • Create ad-hoc property-specific and portfolio-specific analyses.
  • Analyze financial performance of potential and current properties and portfolios and prepare/present investment and strategic planning recommendations.
  • Support Development team and leader in coordinating meetings, drafting agenda and providing summary notes of meetings attended
  • Provide internal and external partners with reporting and analysis as needed.
  • Data coordination and record keeping of critical development files

Market Research & Analysis Tools/Models:

  • Review and analyze industry surveys and benchmarks, economic and demographic trends.
  • Complete market research (Axio, CoStar, RCA, etc) and analyze in-depth industry, market and competitor research (primary and secondary).
  • Work with development and financial analysis teams to new create tools and improve processes.
  • Conduct research on economic, demographic, and real estate data to inform investment strategy and development planning in various regions.
  • Analyze political, social, and other ongoing trends and suggest ideas on the impact to our business.

Compensation:

  • Hourly Pay: $20.00

Must Haves

  • Bachelor's degree in Business or equivalent experience.
  • 2-3 years of relevant experience in real estate development, or real estate related discipline such as project management, architecture, engineering, law, construction management or real estate investment.
  • Advanced knowledge of Microsoft Office Suite - specific focus on advanced knowledge and proficiency with Excel and PowerPoint.
  • Ability to analyze problems and recommend solutions.
  • Ability to plan and organize.
  • Interest in real estate development/investments/management.
  • Proactive and willing to take initiative with the ability to make decisions independently combined with an ability to work collaboratively.
  • High sense of urgency and ability to work independently.
  • Demonstrated ability to manage multiple projects and be able to prioritize in a fast-paced environment with a positive approach and strong attention to detail.
  • Must be very data-oriented and have proven ability to interpret and synthesize data, making recommendations to drive business decisions.
  • Critical thinker; exceptional analytical and problem-solving skills.
  • Must be collaborative and able to work effectively in cross-functional teams.
  • Strong verbal and written communication skills.
  • Fluency in Spanish and/or French a plus.
  • Advanced level of Financial modeling.
