Primary Function/General Purpose of Position

Works under the direction of Vice President, Real Estate Development. Functions as owner's representative on multiple development projects of varying scale, but generally large projects ranging from $10 million to $500 million+. The projects will primarily be new, ground-up developments in both the acute and ambulatory spaces, and the Development Manager's role will include all site due diligence and project management activities on land developments, new construction, and redevelopment projects.

Essential Job Functions

  • Oversee all upfront property due diligence to ensure project feasibility, and promptly identify site specific development, entitlement, and permitting issues. Such tasks include managing all third-party service providers, and thoroughly reviewing all due diligence materials, including title reports, surveys, environmental site assessments, geotechnical reports, and other analyses.
  • Effectively resolve all due diligence issues in a timely manner, limiting risk for the organization.
  • Assist with managing the new site identification/selection process. Prepare reports communicating new site search efforts, outlining opportunities and risks associated with various occupancy options.
  • Prepare and update project schedules and budgets and actively manage projects to meet or exceed the time, cost, and return objectives of the organization.
  • Identify and outline of the appropriate zoning approval path, and coordinate the entitlement process, including preparation of various submittals and presentations for Zoning Boards, Planning Commissions, City Councils, and related government or regulatory agencies.
  • In conjunction with our Construction & Design group, actively participate in the site and building design process.
  • Assist the VP with the internal capital approval/management process. Prepare all funding requisition packages for approval.

    In conjunction with the Accounting and Capital Management departments, manage the project invoicing and payment submittals, meeting all internal submittal goals and external payment obligations.
  • Assist with structuring joint-venture agreements with third-party developers and investors.
  • Oversee other miscellaneous development activities such as lot splits and consolidations, easement agreements, marketing and brokerage relationships, utility coordination, etc.
  • Analyze investment returns for proposed developments, including preparing and updating project proformas. Summarize such proformas into clear and concise senior management reports.
  • Assist with property transactions, including the negotiation of Purchase and Sale Agreements associated with the acquisition and disposition of real estate assets.
  • Manage the marketing and leasing process off all non-core real estate assets for in-house development projects.
  • Participate in the project incentives procurement process.
  • Oversee the incentive reporting and submittal process.

Education

Bachelor's degree in Finance, Real Estate, Real Estate Development, or another related field (required)

Master's degree (preferred)

Work Experience

1-4 years of experience in commercial real estate development (required)

Other Knowledge, Skills and Abilities Required

Must possess very strong financial modeling skill. Must be highly proficient in Microsoft Excel and be highly knowledgeable of common commercial real estate practices, terminology, market forces, trends, and techniques.
