Development Manager
Job Description
The Development Manager will coordinate the overarching organization of the project lifecycle. Responsibilities include managing all facets of the scope, cost and schedule, from feasibility to ground break, and through construction transition. The role is responsible for understanding, coordinating, and implementing the project planning, entitlement, design, preconstruction and permitting process for boutique design and development of lifestyle multi-family projects in major markets across the U.S in support of the Development Director and/ or EVP Development.
Responsibilities:
Internal:
- Support and assist Dev Dept and executives in working with Lincoln Ventures Investment, Design Studio, Construction Management, Marketing and Sales and Executive teams to facilitate communications and internal initiatives.
- Support and Assist Development -dept in managing design, approvals, permitting and development through construction of multiple multifamily housing and student housing real estate project lifecycles.
- Assist and participate in the organization of market research including market visits to analyze criteria of competitive set of properties, amenities, rents, etc. across the country.
- Evaluate and distribute necessary communication(s) internally to continue to inform LV teams about project progress.
- Assist with creation, review and organization of all external communications and notes with ongoing projects and internal initiatives.
- Develop proactive phase transition reports and presentations for interdepartmental project status updates and hand-offs.
- Support investment team members at phased intervals to develop, review, development cost budgets, contracts, closings, market analysis, value statements and term sheets.
Management:
- Establish complete Scope schedule and cost of project at onset of every pursuit in specific criteria surrounding the entitlement, design production, permitting and preconstruction efforts.
- Monitoring and controlling the project workflow and timing of design professionals and consultants with regards to potential impacts to associated project schedules and budgets during pursuit.
- Understand key project issues and parameters to help proactively guide design and consultant teams regarding coordinated deliverables for project approval, production and pricing milestones as established in project schedule, and allow to source risks and provide mitigant paths in advance.
- Facilitate design reviews and knowledge/ information share sessions, for generation and distribution of action items regarding design and construction standards and direction.
- Develop and maintain workflow and communications management.
- Define and manage metrics for project success that align with key performance indicators
- Monitor, track and report on project deliverables
- Develop or review project schedules
- Record meeting minutes, action items, and establish and direct action items follow up procedures
- Write project status reports (Want to formalize report format).
- Develop and manage the work breakdown structure, project scheduling, logistics, budgeting and administrative activities that will
- Ability to quickly understand all aspects of a project's design and technical details as they relate to a successful boutique multi-family development
- Define and track project scope, goals, objectives, requirements, assumptions, constraints, budget, and resources.
- Oversee risk/ opportunity management efforts, identify and mitigate risks
- Develop and follow communications plans and monitor throughout completion of projects
- Review of design and project documents as they progress through all phases of work; Schematic Design, Design Development, Construction Documents, Bidding and Permitting.
- Leading in Construction transition in efforts related to: Project approval and permitting; Preconstruction logistics; utility and easement relocations and general project construction transition action items, as needed.
Procurement:
- Provide coordinated scope statements for a variety on consultant services.
- Solicit, review and present proposals for design and engineering consultants, as well as general and specialty contractors.
- Developing prequalified bidders list to facilitate and organize general contractor bid opportunities and proposal information. This to include solicitation of bids, distribution of responses, collection and summary overview of qualifications.
- Provide comparative fee and scope analysis with current and historic data.
Requirements
Education: Bachelor's degree in the following or related field of study: Architecture; Planning; Building Engineering; Construction Management; Civil Engineering; Business Admin; Construction sciences; or other design related field(s).
Professional Experience: Five years minimum professional experience in the following or related field(s) of industry: Architecture or design related field; Building Engineering or sciences; Construction sciences; Real estate development. Three or more years of team management experience. Superior organizational and management experience to lead and direct 4-5 development project teams in various phases of completion.
- Understanding of the processes associated with the design, approval, bidding, development and construction of Mixed-use Student Housing, and Multi-family projects.
- Understanding of architectural design and construction documentation process
- Familiarity and understanding of municipal approval and permitting processes.
- Familiarity with architectural, construction, engineer and other, scope delineation and professional service contracts
- Experience creating and implementing design and construction project-based scope, schedules, budgets and forecasts.
- Excellent written, graphic and verbal presentation skills
- Required Software knowledge in: Excel; Word; PDF editing software (Blue Beam preferred); Microsoft Project; Power point. Knowledge in AutoCAD; Sketch-up or Revit OR Enhanced knowledge in any of the above a plus!
