Your Opportunity

Scion is paving a path in student living and we’re seeking a talented Director, Business Operations to join us in executing our vision. The Director, Business Operations will manage the operations due diligence, transition, and integration process of new transactions. In addition, this position is responsible for leading a team of traveling Operations Specialists and will utilize performance data and staffing vacancies to create action plans for operational assistance throughout Scion’s portfolio.

The Director, Business Operations is a resourceful problem-solver who has effective time management, strong communication and organizational skills. This role demands strategic agility, and strong inter-personal and analytical skills.

Responsibilities

Operations Support

Management of Operations Specialists

  • Oversee the staffing and recruitment, interviewing, hiring, training and development of Senior Operations Specialists and Operations Specialists.
  • Utilize tools, portfolio performance and vacancy reports to strategically make assignments and execute corporate billbacks.
  • Prioritize employee engagement and ensure team members have appropriate resources to be effective and motivated.
  • Seize opportunities to develop others and succession plan, as needed. Effectively and respectively coach others, providing real-time feedback.

Transaction Support

Due diligence

  • Collaborate with acquisitions team and manage scheduling for operations and support departments.
  • Align efforts of other support departments to ensure the due diligence process is comprehensive and efficient.
  • Participate in due diligence and formulation of business plans for new acquisitions.
  • Take part in reviewing and evaluating market research and analytics, to become the subject matter expert in what the company should pursue for its initiatives and business plan.

Transition and integration

  • Manage the transition process of newly acquired properties into portfolio management with all support departments.
  • Coordinate and communicate the appropriate updates to support departments and assist in transaction calls with sellers and/or operators.
  • Ensure property operations team is effectively supported during onboarding phase of new communities.

Offboarding

  • Manage the offboarding of any future dispositions.
  • Coordinate with support departments to ensure property(ies) are appropriately transitioned off Scion’s management platform.

Strategic Planning and Initiatives

  • Participate as a sponsor or lead on strategic initiatives, as assigned.
  • Identify opportunities to improve synergies across the organization.
  • Coordinate and drive timeline for operational strategic initiatives, as assigned.
  • Maintain strong working relationships with support departments and provide recommendations to improve interdepartmental communication.
  • Seek opportunities to create efficiencies within the organization that improve workstreams and property performance.
  • Assess and report on performance to senior management, as required.

Qualifications

  • Knowledge and hands on experience with student housing operations.
  • College graduate with a minimum of four years of property management experience.
  • Proficient in Microsoft Office and Property Management Systems.
  • Ability and willingness to travel, paid by the company.
  • Proven capability to balance multiple projects, prioritize effectively, and meet deadlines.

Operational Details

  • Job location is based at Scion’s Chicago corporate headquarters.
  • Working hours consist of daytime business hours, requiring additional non-traditional hours during peak times, annual turn season, and emergencies
