Director of Commercial Operations

Van Metre has a Director of Commercial Operations position available within the Commercial Division.  

As Director of Commercial Operations, you will will report to the Executive Vice President of Investment Properties and will be responsible for financial results and day-to-day management of all commercial assets. This position will be a hybrid role, with a minimum of one day/week based out of our Fairfax, VA headquarters. Other days will be spent visiting sites, attending industry events, and/or working remotely. 

Responsibilities:

• Primarily responsibility for financial results and day-to-day management of all commercial assets
• Provide direct feedback to owners and other Executive leadership on performance and needs of commercial assets
• Work with Residential Property Managers on needs of mixed-use assets with shared retail and residential spaces
• Oversee all Property Managers, Assistant Property Managers, Lease Administrators, and Facilities team for commercial assets
• Work closely with accounting team to ensure financial operation management meets expectations set by budget
• Oversee process of creating, and operating within annual operating budgets
• Work directly with facilities team to create 5-Year Capital Improvement plans for each asset
• Manage the tasks and assign responsibilities of the commercial facilities team, providing performance feedback (both via annual performance evaluations and ad hoc verbal feedback), and approving timecard
• Work with Vice President of Leasing to negotiate renewal deals, delinquency workouts, and terminations for existing commercial tenants
• Responsible for ensuring that existing retail tenants are fulfilling their lease responsibilities and that the landlord is fulfilling its lease responsibilities
• Responsible for ensuring that the grounds and buildings are maintained to a satisfactory standard, including implementing corrective procedures from quarterly SOE inspections and semi-annual IG inspections;
• Evaluation and explanation of monthly operating statements of all commercial properties
• Responsible for ensuring that all building equipment (HVAC, fire equipment, plumbing, etc.) is functioning properly, is inspected periodically by the appropriate governmental body as required by law, and is repaired as needed;
• Ensure annual CAM Reconciliation is accurate and completed timely
• Ensure monthly CAM estimates and RE Tax estimates for each tenant are accurate and reviewed quarterly to ensure major variance are avoided at year end reconciliation
• Ensure utility charge backs are occurring and accurate
• Ad hoc projects as necessary

Minimum Requirements/Qualifications:

• 1+ year of experience leading and managing at team of 2-5 Property Management team members within the commercial discipline
• 1+ year of experience in retail management and office operational management

Desired Qualifications

• Bachelor’s degree preferred but not required
• Professional designations preferred but not required
• Experience with industrial operations preferred but not required
