Due Diligence / Transactions Analyst

We are experiencing expansion and have an exciting opportunity for a Due Diligence / Transactions Analyst with experience working to join our Acquisitions team.

This is an extraordinary opportunity for a candidate with demonstrated expertise in expediting the movement of industrial real estate acquisitions. You will have experience in high-volume commercial real estate transactions, can collect and thoroughly review documents, communicate with multiple partners for several active transactions at once, and assess and refine processes. You will be a direct report to the SVP of Acquisitions.

About The Role:

Due Diligence

• Manage site inspections for third-party vendors and team members
• Track, review, abstract, distribute, and file environmental reports and other transaction documents, including Phase I & II Environmental Site Assessments, ALTA Surveys, Certificates of Insurance, leases, contracts, etc.
• Collect and index due diligence provided by sellers and obtain missing materials

Transaction Management

• Manage the life cycle of transactions from due diligence to close of escrow
• Correspond with all transaction parties, including the investment team, outside counsel, title companies, and governmental agencies
• Partner with other departments to ensure capital budgeting and seamless property transitions
• Expedite and ensure the resolution of all conditions required to close a transaction (title, survey, environmental, inspection reports, closing documents)
• Maintain detailed checklists, and prepare and distribute status updates
• Compile and confirm commission, invoices, and accruals for processing and payment through the accounting department and ensure payment, and resolve billing issues
• Manage electronic document file system, maintain transaction database, and perform multiple administrative responsibilities

Process Improvement

• Assure that daily tasks and processes are followed to keep transactions and projects moving forward
• Analyze existing processes for efficiency and redundancy and recommend improvements
• Help develop department training, best practices, and process manuals.

About You:

• Experience in commercial real estate transactions (due diligence, transaction management, lease administration, brokerage, paralegal, or title and escrow)
• High level of comfort in reviewing due diligence, inspection reports, purchase and sales agreements, leases, work orders, financials, title, and other related documents (Proficiency in evaluating properties for potential risk and liabilities)
• Handle numerous assignments simultaneously, work independently and with teams.
• Microsoft Office Suite (Outlook, Excel (can perform complex functions), Word, SharePoint, and PowerPoint)
• Experience with Salesforce, Yardi, Smartsheet, or Argus

Minimal Southern California travel required. Currently remote, but based in Los Angeles (Brentwood), California with the long-term likelihood of a hybrid model.

Rexford Industrial's reward plan includes great compensation packages, bonus eligibility and long- term stock incentives. The expected annual base salary range for this role is $65,000 to $80,000, with a 15% discretionary annual bonus target and stock grant eligibility.* The actual base salary and total compensation offered depend on a variety of factors, which include, without limitation, the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location where the job will be performed. The final base salary and total compensation will be described in any offer letters.
