About the work:

We are looking for a Facilities Engineer who is responsible for all aspects of facilities for our commercial office building in Omaha, NE and coordinating with local vendors to provide support to several commercial office spaces throughout the United States.

Your day to day will include planning and maintenance of facilities/properties, overseeing all building systems including mechanical, electrical, fire/life safety, plumbing and waste management and working with Facilities Director to develop budgets and long range facility plans.

As a member of our IT Team, the Facilities Engineer will work cross functionally to maintain strong alignment managing facilities and facilities functions that will assist our organization in creating integrated spaces, minimizing disruptions to overall business operations, improving working conditions, and creating a safe and comfortable environment.  This breaks down into [2] main components of work:

Responsibilities

OVERSEE FUNCTIONING OF ALL BUILDING SYSTEMS

  • Develop and manage preventative maintenance schedules for facilities, equipment, including HVAC and other office equipment.
  • Ensure facilities maintenance work follows safety standards and conforms to specifications.
  • Ensures building operations comply with all local zoning laws and regulations
  • Designing and planning facilities layout
  • Work directly with Facilities Director to manage facilities bids and contract out for major cleaning, repair or remodeling projects, including electrical, plumbing and HVAC improvements, snow removal and maintenance.
  • Manage and coordinate vendor-performed cleaning, maintenance and repairs of facilities, including trash removal, fixtures, lights, equipment, vents, glass, walls, carpet and floor care. 
  • Oversee the coordination of building space allocation and layout, communication services, and facility expansion.
  • Ensure safety procedures are established and trained
  • Schedule Renovations
  • Provide on-call 24/7 support for emergencies

SITE SUPPORT SPECIFIC TO OMAHA

  • Aid in strategic planning for Campus needs and Improvements
  • Point of contact for all employees for building maintenance and cleaning concerns.
  • Manage receiving function and freight deliveries.
  • Manage landscaping and snow removal services.
  • Oversee building security system and fire alarms.
  • Ensure facilities and surrounding grounds are maintained in excellent condition, internally and externally
  • Manage all building systems including mechanical, electrical, plumbing, HVAC, safety and waste management.
  • Coordinate routine maintenance and repairs.
  • Timely response to Facilities queue incidents submitted by office employees.

About you:

To succeed in the role, you’ll need:

  • Three plus years' experience managing office building maintenance and repair, or an equivalent combination of education and work experience may be considered.
  • Associate or technical degree preferred
  • Excellent organizational and communication skills
  • Can work quickly, proactively and take end-to-end ownership of work in an ever-changing environment
  • Light travel 1-2 times per year may be necessary for support of remote locations.
