ABOUT THE TEAM
UL Solutions operates over 300 laboratories across 29 countries. UL Solutions ' laboratories are positioned to meet the needs of our global customer base either through large centers of excellence with vast capabilities and capacities or through strategically located laboratories focused on the needs of more local or regional customers. Our diverse laboratories provides industry-leading testing capabilities and test everything form the latest smartphone technologies to the most foundational products, such as concrete blocks.
- Oversee, maintain, and control the daily operations of HVAC, building automation systems and controls following all codes, standards, and trade precautions/safety procedures;
- Provide preventive and predictive maintenance services of the building systems, conducting daily rounds and readings;
- Coordinate and conduct annual preventative maintenance on electrical systems such as: infrared/thermal imaging, transformer testing, emergency generators, etc;
- Work with established trade contractors to perform work that is outside the capabilities of the team;
- Develop and maintain necessary inventories of supplies and materials;
- Coordinate small projects with multiple trades while maintaining project schedules and budgets;
- Perform and/or completes all service requests accurately and expediently;
- Evaluate building systems and controls to monitor and improve performance and operating efficiencies;
- Comply with all policies and procedures established for the property;
- Respond to after-hours emergency calls within two hours, and keeps company-issued phone on at all times;
- Actively participate in emergency response procedures, technical and safety training programs;
- Perform all work using the proper safety equipment and in a safe manner. Report safety issues.
- Track and report time worked in accordance with policies and procedures;
- Comply with all purchasing and receiving policies and procedures;
- Report property issues that are not within direct responsibility to supervisor;
- Special projects and other functions as required by manager.
- Support the awarding of and management of facilities maintenance contracts including janitorial, grounds including parking lots, snow removal, HVAC, roofing etc.
QUALIFICATIONS
- High school diploma or GED
- 5 - 7 years hands-on commercial or industrial facilities maintenance experience
- Ability to read electrical schematics, electrical prints, wiring diagrams, and nameplates prefered.
- Ability to troubleshoot variable frequency drives (VFD) drives and controls
- Knowledge of single phase and three phase AC circuits up to 480 volts
- Strong understanding of local codes and ordinances
- Ability to troubleshoot controls and electrical systems with amp meters, voltmeters, tracers, and recording devices preferred.
- General knowledge of building automation and fire life safety systems
- Good interpersonal skills/customer service and a positive team attitude
- Ability to safely work independently
- Ability to occasionally work long hours and some weekends
- Familiarity with computers and operations and office automation applications, including Microsoft Office (Word, Excel, Outlook, etc.)
- Ability to lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds
- Ability to climb exterior ladders and/or use boom lifts at extended heights.
- Able and willing to work outdoors in all weather conditions.
- Ability to wear proper PPE, specifically half-mask respirators, where/when necessary
- Demonstrated consistency in values, principles and work ethic
- Excellent attention to detail and consistency
