Job Title: Land Use Planner

Location: Remote in Southern California

Job Summary: This position is responsible for performing land use permitting, real estate, and acquisition services to entitle small cell wireless facilities. 

Essential Duties and Responsibilities:

    • Perform land use and other permitting requirements for small cell wireless facilities
    • Research, analyze, summarize, and report findings on applicable city, public works, and/or planning codes
    • Visit sites to evaluate candidates for the placement of small cell wireless facilities, and report on findings
    • Complete and submit permit applications in multiple local jurisdictions for small cell wireless facilities including drafting written summaries and justifications for proposals
    • Attend public hearings and/or outreach meetings regarding applications; follow-up with city officials for status updates as required
    • Develop and present strategies to streamline and/or expedite jurisdictional review and approval
    • Forecast dates and manage trackers according to customer-established milestones
    • Display respect and sensitivity for tactful deployment of small cell considering ADA accessibility, public and occupational safety, aesthetics, and community concerns
    • Interpret and implement customer process requirements and potential impacts to the program
    • Drive vendors to produce permit application submittal materials including drawings, photographic simulations, and reports on schedule; assist vendors with issues if they arise
    • Redline drawings, review materials, and ensure quality products
    • Other duties as assigned

Requirements:

    • Qualifications:

Education:

    • Bachelor’s degree in a relevant field from a four-year college or university

 

Experience:

    • One to three years of permitting experience in the wireless industry
    • Knowledge of the wireless infrastructure development process, site acquisition, zoning, permitting, and civil construction
    • Baseline understanding of financial accountability

 

Technical Skills:

    • Computer and Microsoft Office proficiency
    • Ability to read and interpret land use permitting and site maps

 

Soft Skills:

    • Highly organized and detail oriented
    • Strong verbal and written communication skills
    • Ability to work independently and as a member of various teams
    • Ability to multi-task and work in a fast-paced environment under tight deadlines
    • Ability to think analytically, apply sound judgement, and solve problems
    • Ability to lead, teach, and train on proper work and safety procedures

 

Physical Requirements:

    • Must be able to pass pre-employment screening that includes background and drug testing
    • Must have a valid driver’s license and a driving record that meets Company requirements
    • Must be in good physical condition with the ability to stoop, crawl, bend at the knees and waist, squat, and lift 50 lbs.
    • Ability to reach, climb, and/or grasp ladder or other tall structures
    • May be required to work long and unpredictable hours
    • Must be able to sit at a desk and/or work on a computer for 6-8 hours per day
    • Ability to travel up to 50% of the time, including short notice travel. Travel includes local site travel or national travel depending on business needs.
