Hiring rate/range: $50,000 – $55,000 ($24-$26.75 hourly), earning up to a bonus at an annual target of up to 15% of hourly salary.
Actual compensation offer to candidates may vary from posted hiring range based on geographic location, work experience, education, and/or skill level. The pay ratio between the base and target incentive (if applicable) will be finalized at the offer.

Work Location:

Our Denver office is open, and we require all local staff to be in the office a minimum 2 days per week

Work Schedule:

Monday-Friday from 8:00am-5:00pm with an hour lunch break. Additionally, employees in this role under 3 years of tenure are assigned to be on-call 2-4 individual weeks throughout the year for hours outside of typical office hours that week. Additional pay is provided for this work.

Summary/Objective:

Lease processing:

  • Review lease contracts and summarize early termination and/or buyout clauses
  • Work with property managers or landlords on contract clarifications
  • Perform further inquiry on options for early terminations outside of written contract terms
  • Use professional communication and negotiation skills to work with properties on exceptions to written contract terms
  • Calculate the financial impact of buyout options used in the customer’s decision making process
  • Track open quotes and ensure timely follow up internally and externally
  • Coordinate lease termination activities and documentation with properties ensuring adherence to planned financial terms
  • Process data in leasing system to match final agreements
  • Support internal team on tracking vacant units resulting from early terminations
  • Drive accountability through adherence to standard operating procedures that cross multiple departments
  • Work cross departmentally to support process improvements

Vendor Management:

  • Support vendor relationship team and accounting team in partner property database upkeep, including working with internal software development teams on automation efforts
  • Work in dual CRM and accounting enterprise systems, including performing audits to ensure accuracy across systems
  • Serve as a partner property liaison in gathering missing documentation
  • Perform quality assurance reviews and procedures as necessary
  • Reconcile and audit large volume vendor invoices tied to furniture rental contracts
Competency:
  • Experience working in CRM and accounting systems
  • Understanding of rental lease transaction flow
  • Experience reviewing contracts
  • Strong communication skills
  • Proven self-starter that can drive results.
  • Ability to communicate professionally in a stressful situation.
  • Strong multi-tasking skills in a fast-paced environment
  • Must be able to use a computer, keyboard, and mouse for up to 8 hours per day*
  • Must be able to sit or stand in a stationary position for up to 8 hours per day*
  • Must be able to communicate via email and phone for up to 8 hours per day*

Required Education & Experience:
  • Bachelors degree in Accounting or related preferred but not required
  • Previous experience with rental contracts
  • Previous experience as a leasing consultant and/or property management a plus!
