MARKETING PROJECT MANAGER
JOB PERFORMANCE STANDARD
SKILLS, KNOWLEDGE AND PERSONAL CHARACTERISTICS: Creates and executes marketing programs, initiatives, and strategies that support and optimize the ongoing marketing for the corporate brand and apartment communities. This role requires a high-achieving self-starter that thrives when creating order and scalable systems that can support a dynamic organization. Strong execution, cross- departmental collaboration, and critical thinking skills are a must. Responsibilities require excellent verbal and interpersonal skills along with critical thinking skills, excellent organizational skills, and the ability to effectively communicate and influence behaviors across multiple departments and regions. Responsible for coordinating, editing, and executing on a variety of digital platforms. Strong interpersonal, verbal, and writing skills are a must. In addition, must have strong computer skills as well as an eye for detail in editing and auditing.
SUMMARY OF FUNCTIONS: This role will drive, monitor, and analyze the day-to-day operations and internal support across all marketing programs, initiatives, and strategies. This senior role will serve as the project manager, high-level analyst, and overall department coordinator.
This position reports to the VP of Marketing. The Marketing Project Manager is responsible for the day- to-day oversight and completion of regional and national Marketing projects, initiatives, and special projects.
ESSENTIAL FUNCTIONS:
Responsibilities include but are not limited to:
• Transitions (Acquisitions, Name Changes, and Dispositions): Oversee the timely and accurate completion of the transitions process for acquisitions and dispositions.
• General Help Desk Management: Responsible for resolving issues, questions, and requests by the HRP portfolio on a daily basis; including, but not limited to updating website content, assistance with reporting, granting of access to internal and external platforms, account set ups, etc.
o Completes support tickets submitted by site teams to help troubleshoot and resolve issues for RENTCafe, social media, online advertising, websites, and other needed areas.
o Manage and distribute tasks amongst Marketing Department Team and ensure timely and thorough completion for parties needing assistance
o Create reporting and provide for analysis.
• Third-Party New Developments: Provide marketing project management support for new developments. Manage initial set-up of marketing systems as needed and execution of all marketing systems for new development properties - digital asset creation, social sites, and marketing platforms.
• National Marketing Contract Database Management: Create, organize, and maintain a new, electronic contract repository to easily manage all marketing-approved regional and national contract agreements and input of all ad and performance cost tracking within the CRM.
• ILS and Platform Database Management: Partner closely the entire team to organize and maintain a real-time, electronic listing repository to easily manage where all properties advertise, as well as other important variables and attributes, and system participation in various Marketing platforms.
• Digital Marketing Support: Serve as the designated point of contact for Yardi RentCafe and LeaseLabs websites; assist with design, development, maintenance, troubleshooting, and enhancements. Manage domains/URLs, Google My Business Listings, and ILS datafeeds.
• ORM: Reviews and maintains online reputation management and management programs, campaigns, and support/training. Supports success and compliance with assigned assets.
• CRM Oversight- Ad Cost Mgmt, Lead Tracking, Traffic Diagnostics & Integration/Troubleshooting: Set up and troubleshoot tracking lines, ad cost management and tracking, lead generation and traffic reporting and support, PMS integration; participate in the internal CRM Implementation Team for ongoing best practices, enhancement roll-outs, and communication.
• Internal Customer Service: Operational support and customer care to the field. Create seamless connection between the Marketing Department and our internal clients by ensuring all requests/issues are handled in a timely manner.
• Internal Departmental Support: Provide support to Marketing and all sister departments for various branding needs. Includes internal HRP Corporate Campaigns like Awards/Recognition Programs, HR/Recruiting, new initiatives, or programs, etc.
• Special Projects (Corporate and Property Level): Process requests for various special recurring and one-off projects for individual properties and the home office. Including custom property design consults, new initiatives, or corporate projects. Drives internal marketing efforts for the company including HR, Software, and Training initiatives.
• Reporting, Analysis, Auditing: Offer supplemental support for reporting, analysis, auditing, and research as requested by the VP of Marketing, VP of Branding & Innovation, or the Executive Team.
• Other Administrative: Responsible for processing invoices and building reports as needed with marketing and leasing data.
Education/Experience and Technical Requirements:
• Business or marketing-related degree or equivalent required
• Minimum of 3 years' experience in multifamily corporate marketing required
• Proven experience in project management and market research
• Relevant product and industry knowledge
• High degree of proficiency in PowerPoint, MS Word, and Excel
• Experience with relevant software applications

ORGANIZATIONAL RELATIONSHIPS: The position reports directly to the Senior Director of Marketing with interaction and direction provided by the Regional Vice Presidents and Regional Managers when working with properties in their portfolio.
ATTENDANCE/TRAVEL REQUIREMENTS:
This position is exempt from overtime and may entail working hours as needed to perform the position requirements satisfactorily. Overnight, frequent travel may be required.
Transportation: Must have a reliable vehicle to fulfill all of the job's functions. Must have proof of liability insurance for same. Bondable and Valid Driver's License required.

FLSA STATUS: Exempt
PHYSICAL DEMANDS: Must be able to perform the physical functions of the position, which may include but are not limited to: Must be able to see, hear, talk, sit, stand, walk, reach, climb, stoop, kneel and crouch. Must be able to lift a minimum of 60 lbs.as needed.
COMMUNICATION: Must be able to communicate effectively both verbally and in written form with Senior Leadership team, Regional Managers, corporate team members, and outside vendors etc.
LANGUAGE SKILLS: Ability to read, write and verbally communicate in English.

EDUCATION AND EXPERIENCE: Bachelor's degree in marketing or any related field from an accredited institution. Five years' experience in multi-family property management industry required. Demonstrates commitment to deliver outstanding customer service. Experience with project management required.
SKILLS: The position requires the ability to deal well with people and exhibit strong leadership skills. Evidence of leadership qualities must be exhibited with the region, the company and/or the industry. Knowledge of Leasing and Marketing in the Multi-family industry required. Intermediate MS Word, Excel, PowerPoint and Outlook skills required.
REASONING ABILITY: Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
MATHEMATICAL SKILLS: The position requires the ability to perform advanced business mathematical functions.
COMPUTER SKILLS: Microsoft Word, Microsoft Outlook, Microsoft Excel, Yardi Voyager knowledge preferred.
PRE-EMPLOYMENT TESTING: Successfully complete pre-employment psychological and basic skills exam, including interest patterns. Pass drug test and back ground check requirements.
