Your Opportunity
Scion is paving a path in student living and we’re seeking an experienced Program Director to join us in executing our vision. This position will focus on providing support and partnership within recently acquired portfolios to ensure that all objectives related to leasing rate & velocity, occupancy projections, market dynamics, capital project completion, and resource requirements are achieved.
The Portfolio Program Director has a high degree of organizational skill, has strong professional courage and confidence, is very analytical and excels in a fast-paced, agile, corporate environment. This role demands a passion and proficiency in problem solving, project management, analytics, attention to detail and prioritization.
Your Responsibilities
Financial Budgeting/Adherence
- Contribute to building the overall portfolio approach to achieving agreed upon budget and capital spending targets
- Work collaboratively with FP&A and Facilities /Capital to consolidate guidance on timing and spending
- Innovate ways to display and digest varying data points to provide insight and draw conclusions related to achievement of desired outcomes on programs related to assigned projects.
- Create and maintain various tracking tools dedicated to providing a clear understanding and visibility of performance to designated targets.
- Develop presentations and detailed performance & project analysis results in a well-defined format.
Program Management
- Perform special research, analysis, and ad hoc projects for a multitude of stakeholders on a frequent basis collaborating closely with all departments across the organization.
- Share research findings with Sales, Revenue, Operations and Facilities/Capital team to adjust where deemed necessary based on observed trends.
- Manage project timeline and accountability
- Leverage executive communication skills to clearly explain program analysis results to internal peers, senior management, external investors.
Operational Execution
- Work in locked step with Revenue Management, Sales and Operations on Leasing targets required to achieve required performance objectives
- Work with Marketing and Brand Management on execution strategy to leverage the improved assets (inclusive of digital and on-site tactics related to renewals – residents and new leases – prospects)

What We Require
- Willing and able to travel up to 25% in a year, paid by the company.
- Ability to manage multiple projects and meet goals and deadlines timely and consistently.
- Demonstrate strong organizational and problem-solving skills; attentive to detail.
- Bachelor’s Degree in Business Analytics, Mathematics, or other STEM program is preferred; 0-3 years of professional experience
- Experience with data visualization and business intelligence tools is preferred (Looker is a plus)
- Sharp business acumen; analytical and strategic thinking
- Demonstrated experience in managing capital projects / construction projects
- Experience in the Student Housing or Multi-family industry preferred; proficient in current market trends and economic factors
- Exceptional written and verbal communication; strong collaboration across all departments and with external partners
Operational Details
- Job location is based at Scion’s Chicago corporate headquarters.
- Working hours consist of standard daytime business hours.
- Reports to SVP, Operations, Sales and Brand
