The Pricing & Vacancy Analyst will be responsible for maximizing company revenue through the pricing homes for new leasing, balancing vacancy, and rental rates, and collaborating with field teams to negotiate non-standard lease terms. The analyst will digest a large set of information, including geography, seasonality, asset quality, tenant base, school / neighborhood quality, supply and demand characteristics, and company goals to make keen, revenue-optimizing decisions. This position is directly and solely responsible for the creation of marginal revenue in excess of $10 million annually. The analyst will use their full discretion in trying to meet and exceed revenue benchmarks set by the company.

Responsibilities:

  • Utilizes proprietary pricing tools and Tableau business intelligence software to assign rent values to pre-marketed inventory; reviews on-market inventory using recent marketing data, such as phone calls, leads, check-ins, applications, and feedback to assess the need for pricing adjustments and execute adjustments when needed.
  • Collaborates with the Field Teams to promote leasing by negotiating renewal pricing with existing tenants and re-leasing pricing with interested prospects.
  • Analyzes seasonal trends across different markets to calibrate understanding of supply and demand; helps adjust pricing appropriately according to the time of year.
  • Analyzes crucial key performance indicators (KPI's) such as renewal and re-leasing spreads, days on market, and net move-ins to determine appropriate benchmarks and pricing goals.
  • Addresses abnormal circumstances during vacancy periods using prospective tenant feedback; alerts outside departments of scams, squatters, poor property conditions, missing keys etc.
  • Creates and develops, along with the Field Teams, non-standard leasing provisions relating to lease terms, lease duration, insurance claims, job relocations, and approved maximum rents.
  • Conducts substitution analysis to determine if renewing or re-leasing properties will maximize company profitability.

Requirements:

  • Bachelor's degree in Economics, Finance, Accounting, Engineering, Statistics, Math or other related field required.
  • Minimum of one (1) year of experience in pricing, analytics or revenue management required.
  • Minimum of two (2) years of experience in a high-volume environment requiring the use of analytic tools (i.e., Excel, Business Intelligence Software, programming) required.
  • One (1) year of experience working in real estate environment preferred.
  • Strong working knowledge of Microsoft Office required.
  • Working knowledge of Tableau highly preferred.
  • Excellent verbal and written communication, negotiation, and problem-solving skills.
  • Strong business/financial analysis skills.
  • Must be able to multi-task.
  • Must be able to use discretion and independent judgement.
  • Must be able to implement process improvement changes.
  • Must be able to work in a team environment.
  • Must be able to pay close attention to details.
  • Must be able to adapt and flex to a changing environment.
  • Must be able to lift/carry 20 pounds.
