THE ROLE

As a Real Estate Associate at Mint House, your role will be crucial in supporting the company's portfolio expansion efforts. Reporting to the Head of Development Operations, you will work closely with the deal team to analyze and evaluate potential real estate deals in the hospitality industry. Collaboration with the Chief Development Officer, Finance, Operations teams, and other stakeholders will be essential in ensuring accurate and comprehensive underwriting processes. This position offers remote work flexibility, but you will be expected to work in accordance with East Coast hours. Occasional travel to the HQ in NYC and conferences may also be required.

AT MINT HOUSE YOU WILL
  • Complete initial opportunity evaluations to assess the feasibility and potential profitability of real estate deals: analyze various factors, such as location, market demand, property condition, and financial projections
  • Build comprehensive proforma projections and financial models to perform investment analyses and valuations which includes: projecting revenue, expenses, cash flows, and return on investment (ROI) calculations 
  • Underwrite potential deals and assess risks and opportunities associated with each project and provide recommendations based on your analysis
  • Work closely with the development team to ensure a coordinated approach to underwriting as well as collaborate with various departments, including finance, operations, and cross-functional stakeholders, to gather necessary information and insights
  • Maintain deal pipeline database to forecast and execute transactions
  • Prepare clear and concise presentation materials, case studies, reports and assist with ad hoc projects at the request of Head of Development Operations and the Chief Development Officer
  • Maintain accurate records of underwriting activities and ensure compliance with internal guidelines and industry standards
WE ARE LOOKING FOR
  • Bachelor's degree in finance, real estate, hospitality, or a related field; a master's degree is a plus
  • 2-3 years of experience in underwriting or financial analysis within hospitality or real estate industry is highly desirable
  • Proficiency in financial modeling software and tools (e.g., Excel, ARGUS, etc.); demonstrated experience with pro forma financials and moderately complex excel modeling 
  • Ability to research industry trends, competitive intelligence, and create PowerPoint presentations for the broader team and senior leadership
  • Apply strong analytical skills and industry knowledge to underwrite potential deals effectively with  the ability to interpret complex financial data and develop accurate projections and models
  • Ability to work well under pressure, effectively handle multiple demands and prioritize responsibilities in a fast-paced environment
  • Strong attention to detail and the ability to work with large sets of financial information accurately.
  • Effective communication and presentation skills to convey complex concepts and recommendations to stakeholders

Compensation Range: $90,000 - $115,000 

Mint Houses' compensation philosophy is driven by our company value of fostering inclusivity. To best ensure pay equity, we typically bring in fresh mints near the middle of our listed compensation bands and lead with the best overall compensation package (i.e. all people hired at the same experience & level are brought in at the same salary, equity, and benefits).
