- Technically Savvy: You are proficient Microsoft Suite of software programs, including Word, Outlook, Excel and PowerPoint. *Knowledge of RealPage product suite (i.e. OneSite, AIRM, Marketing Center, etc.), CMS tools, CRM/LMS platforms (i.e. Knock, Rent Dynamics, etc.), Google Drive, Adobe Photoshop and InDesign experience preferred.
- Time-Management: You have a strong ability to create personal habits with consistent effort.
Additionally, the Regional Marketing Manager will reside in Dallas-Fort Worth, TX or Phoenix, Arizona, or be willing to relocate.

What can you expect?
The essential responsibilities for the Regional Marketing Manager include:
- Collaborates with the Olympus Property marketing team to establish, implement, and maintain the goals and objectives of the organization as a whole and within the designated market, in conjunction with the asset management partnership company.
- Oversees the reputation of all Olympus Property corporate pages (Google, Facebook, Yelp, Glassdoor) as well as all individual property reputation platforms for communities in portfolio (Google, Facebook, Yelp, Apartment Ratings).
- Adheres to the Olympus Property social media strategy of frequent posts with quality, branded, and hyper local content. Collects and edits social media calendars for all communities on a monthly basis and ensure all content is posted (whether in house or by a social media vendor).
- Utilizes Ellis or relevant survey platform to measure the performance of customer service by the on-site teams. Coordinates monthly phone shops, monthly internet shops, and bi-monthly in-person shops, and monitors scoring for rate response and follow up.
- Develops positive and professional relationships with vendors and attends performance reviews with current vendors, evaluates performance, makes recommendations, and gives directives (i.e. LeaseLabs, RentPath, Apartment List, Rentgrata, etc.).
- Before the acquisition of a new community, reaches out to all marketing vendors to generate contracts. Completes all acquisitions forms for the transition of the website. Contacts the marketing individual from the previous company to ensure a smooth transition of the domain & all social media. Orders all collateral items needed on or before the day of takeover. For a disposition, coordinates the domain and social media transfers to the new owners.
- Prepares marketing budgets for each community in portfolio on an annual basis, based on historical data and future expectations. Updates budget and reforecasts as necessary with any additions of services or expense throughout the year.
- Analyzes performance and KPIs of communities to make recommendations, adjustments and changes to marketing sources and spend. Generates lead volume. Signs any relevant contracts and complete setup including content creation. Evaluates conversion data and communicates with operational leadership on performance trends and developments.
- Marketing Audits are continuously performed to ensure all marketing information is accurate and up to date. Types of audits to be performed include but are not limited to photography, floorplans, syndication fee, signatures, community hours, pet policy, etc.
- Serve as the liaison between Lead Management System provider & operations. Conducts trainings, onboards new users, disables access for former employees, and responds to all LMS related support questions. Identifies any global issues with the program and escalates to the LMS tech support team. On-boards new communities as part of the takeover process. Assures resolution of all technical related problems.
- Updates the website with any changes to content, photos, and specials. Evaluates SEO keywords implemented in the text of the website to determine if a refresh needs to be made.
- Maintains intermediate knowledge of digital marketing, search engine optimization, search engine marketing, and social media optimization. Monitors performance of SEO and SEM to identify potential risks, make improvements, or maintain performance to meet K Makes recommendations for campaigns and spend. Works with vendor team and national director to manage campaigns.
- Manages all information on internet listing sites and ensure marketing content is up to date at all times (i.e. photos, floorplans, amenities, hours, pet policy, etc.). Resolves syndication issues identified by operations.
- Coordinates all photo and video shoots with corporate teams, updates the website and all other online sources, with photography and branded lifestyle, and maintains digital files.
- Examines occupancy, traffic, conversion ratio, and follow-up engagement trends at communities in portfolio to determine ways to improve performance. Examples include occupancy trends, traffic numbers, conversion ratios, and follow-up engagement.
- Manages Olympus Property Internal Marketing incentives and communicates all activities, contests, and events, using social media and internal company email platform. Serves as the lead volunteer at local events, tracks participation and expenses, and works as a team to brainstorm new initiatives and ideas for boosting participation. Creates quarterly calendars and adhere to annual budget parameters. Works alongside vendor partners to create social content and develop internal communications for company facing marketing initiatives.
