The Revenue Manager will be responsible for maximizing revenue for their assigned markets, including that of 3PM (AMH's fee management division) through effective administration of Yardi, Dynamics365 (Microsoft CRM), and Pro (AMHs proprietary pricing tool). Responsible as the subject matter expert on our internal tools for analysis and proof of concepts to test, build, and execute enhancements needed to outperform our peers. Work strategically and effectively with our operational leadership team in devising and executing pricing strategies appropriate for the situation. Through the 3PM management team, the Revenue Manager will be responsible for encapsulating the goals of our owner clients and executing the right tactics to meet those goals. Use their analytical/financial/economic background to find the right balance of rent and occupancy to maximize the success of our company as well as our clients and investors. This position will also be critical to our plan of building a scalable platform including proprietary systems and processes that allow us to maximize revenue in an efficient and effective way.
Responsibilities
- Utilizes proprietary pricing tools and Tableau business intelligence software to manage pricing strategies, analyzes demand data, and uses feedback from key stakeholders to assess the need for pricing adjustments.
- Interacts with key stakeholders across the marketing and leasing process, including attending and facilitating meetings. Shares knowledge and incorporate feedback into pricing workflows, strategies, and execution.
- Manages crucial key performance indicators (KPI's) such as renewal and re-leasing spreads, days on market, and net absorption to achieve company directives.
- Serves as the subject matter expert (SME) for analytical support, both internal and across other departments when it comes to top-line revenue.
- Contribute to the continued development of AMH's pricing and revenue management platform which includes the construction of proprietary software and/or processes aimed at enhancing our same home revenue and supporting our growth strategy.
- Creates, evaluates, and disseminates reporting package that monitors leasing performance, inventory balances, pricing anomalies, and renewal performance in a way that provides value to senior leadership through recommendations.
- Intermediate knowledge of Microsoft Office (Excel, Outlook, Word) required.
- Intermediate knowledge of Tableau (or similar BI platform) preferred.
- Excellent verbal and written communication, leadership, problem-solving and analytical skills.
- Strong relationship management, negotiation, people management, employee development and conflict resolution skills.
- Insatiable intellectual curiosity, creativity, and drive to innovate.
- Must have a passion for driving exceptional results through analytics.
- Must be able to manage multiple deadlines.
Requirements
- Bachelor's degree in Economics, Finance, Engineering, Statistics, Applied Mathematics, or other related field or equivalent experience required.
- Minimum of two (2) years of experience performing Pricing, Analytics and/or Revenue Management work required and preferably in one of the following industries: Single Family Rentals (SFR), Multi-family Rentals (MFR), Airlines, Hospitality, Casinos, Cruise lines, Car Rentals, or any other supply constrained industry.
- Experience administering professional pricing and revenue management software preferred.
