Job Description
WinnCompanies is looking for a motivated Revenue Manager to join our corporate office located in Boston, MA.
In this role, you will contribute significantly to the organization's success by actively participating in all facets of Revenue Management for our multifamily properties. You will get to collaborate closely with Operational Leaders, Clients, and Property Management to assess price positioning based on supply, demand, leasing velocity, market comp conditions, and Business Plans of each property. Developing and executing effective pricing and inventory strategies while meticulously monitoring and analyzing our revenue performance.
Please note that this is a hybrid opportunity with the following schedule: Monday and Friday remote, and Tuesday through Thursday in-office.
Responsibilities
- Develop and implement strategic pricing and revenue management strategies for our multi-family properties to maximize rental income and occupancy rates.
- Conduct thorough market analysis to inform and adjust pricing strategies, ensuring competitiveness and responsiveness to market trends.
- Conduct weekly new sales pricing call reviews and recommend and complete adjustments in the residential management system.
- Collaborate with operational leaders and on-site teams to implement effective pricing structures that align with property-specific goals and market demands.
- Monitor lease expirations and renewal processes to minimize vacancy rates. Generate Renewal Worksheets and conduct monthly renewal pricing calls.
- Provide market research and rent-setting recommendations for development and lease-up deals.
- Identify revenue opportunities by conducting a bi-annual analysis of amenity base pricing and auxiliary income.
- Utilize historical data and market trends to create accurate revenue forecasts for individual properties and the overall portfolio.
- Adjust pricing strategies based on budget, demand fluctuations, and market conditions.
- Analyze property financial performance as it relates to rental income and auxiliary income.
- Leverage property management software and Business Intelligence tools to streamline processes and enhance decision-making.
- Stay abreast of industry-specific technology advancements and recommend relevant implementations.
- Generate weekly and monthly reporting and monitor key performance indicators, revenue metrics, and market trends.
- Work closely with cross-functional teams, including leasing, marketing, operations and clients, to align revenue goals with overall business objectives.
Requirements
- Associate’s degree in Finance.
- 1 - 3 years of related work experience.
- 1 - 3 years of supervisory/management experience.
- 2 years in multifamily and real estate revenue management.
- Advanced skills with Microsoft Office Suite and other web based applications.
- Ability to produce complex documents, perform analysis and maintain databases.
- Outstanding verbal and written communication skills.
- Excellent customer service skills, positive attitude, and a strong work ethic.
- Ability to adapt to a high volume and fast-paced environment.
- Availability to travel up to 20% annually.
- Ability to plan, organize, and prioritize work.Â
- Familiarity with property management software and revenue optimization tools.
Preferred Qualifications
- Bachelor’s degree in Finance.
- Yieldstar and LRO experience.
- Strong analytical skills, problem-solving, and decision-making skills including financial analysis, statistical analysis, and business case development.
- Proficient in understanding and executing pivot tables.
