Job Description
Your Team
Work with the Vice President of Sales & Marketing to develop detailed sales strategies that support our divisional business objectives and sales plans. Primary responsibility is to manage sales teams, model homes, and partner with marketing to drive traffic. Develop a sales program to include recruiting, educating, motivating, and accountability measures that will ensure an effective sales program for the Houston Division. Oversee and support VP of Sales and Marketing in creating strategic and operational objectives, establish and manage competitive marketing analysis in the Katy/Cypress MSA, and establish sales strategies based off of the current market, competitive environment, and business objectives. Manage the Customer Experience initiatives within the sales platform to ensure CX outcomes that align with our corporate and divisional objectives.
Your Key Deliverables
Management and Leadership
- Recruit, train, and develop sales associates.
- Direct, manage and support the sales team to include ongoing coaching, performance management, mentorship, recruiting and training. Lead the strategic direction and effective execution of a sales department of 5-8 team members.
- Develop and maintain the sales divisional budget through supporting the sales associates in achieving both company and personal goals.
- Manage schedules to ensure that all sales offices are covered seven days per week. (occasional weekend requirements for this position)
- Oversee and lead ongoing sales training and support for the sales department.
- Oversee all sales documentation and paperwork related to the business, including completing accurate and timely contract paperwork.
- Create and execute strategies and manage performance and operations in all communities that we are actively selling in or are in a launching phase.
- Assist in the development of new product lines, future neighborhoods through design review, product development, hiring, training, design center, and all partners included in a new project rollout.
- Attend and / or oversee and actively participate in meetings involving sales, escrow, marketing, architecture, design center, and community coordination.
- Review and analyze our AVID Customer Experience platform. Create strategies, processes, and ongoing coordination with stakeholders to drive CX efforts division wide.
- Manage a strategy, per community, that will include analysis on speculative inventory and TBB balance that meets the market. Approve and review all pre-panel plans to ensure we are meeting the market on our speculative inventory.
- Oversee and ensure the document setup and consistency of all contracts for final review from the VP of Sales and Marketing. Work with digital marketing to manage division specific documents and workflow.
- Manage the customer experience and support the sales team with conflict resolution and customer complaint resolution
- Teach, train, and manage the technology sales tools that are available to the sales team. Coach and mentor them on the best use of CRM, customer communication, and the customer journey.
- Work with marketing to continuously improve our technology journey and onsite / online collateral. Work to identify marketing opportunities, determine consumer requirements, market needs, and competitor's strengths and weaknesses; forecast projected business; establish targeted market share.
- Lead and coordinate model home initiatives, installs, and maintenance to ensure brand and customer experience measures in all communities.
- Forecasting and develop quarterly and annual sales plans; projecting expected sales volume and pricing for existing and new products; analyzing sales trends and results; establishing monthly pricing strategies; recommending selling price adjustments; monitoring operating costs, competition, supply, and demand.
- Provide monthly market updates, including CMA's for the local MSA's for all communities. Present strategies to drive traffic, pricing, and sales conversions.
- Develop a working knowledge of all departments by understanding their goals / objectives and obstacles. The ability to position oneself as a servant leader to team members in other departments and maintain the correct vision and alignment across the organization.
- Work with our Corporate teams on sales initiatives as needed.
- Ability to define success consistently, confidently and continually. Begin with the end in mind and provide / communicate a clear direction for the sales department.
Must Haves
- Bachelor's degree, with minimum 8 years' experience in a sales management position.
- Excellent leadership skills with ability to lead a team and achieve departmental objectives once strategic direction is defined
- Excellent computer skills and software knowledge required (Microsoft Office, Adobe)
- Excellent written and verbal communication skills
- Real Estate knowledge and experience.
- Ability to interact with all levels of management and staff, as well as vendors and customers
- Ability to supervise, delegate, and direct the efforts of sales team
- Strong ability to prioritize and manage multiple projects under tight deadlines
- Excellent ability to handle sensitive information
- Previous experience working with senior leadership, executive management, and other management levels
