Job Requirements:

• Participate in all elements of ratings of corporate level debt issued by commercial Real Estate companies and funds.
• Implement REIT rating methodology.
• Evaluate REIT operating, development and financing strategies, as well as liquidity and access to capital.
• Create and maintain detailed Excel models for current and prospective rated entities.
• Support the lead credit analyst in presentations to the various rating committees.
• Perform quarterly surveillance of REIT performance and earnings results, maintain database of resulting credit metrics, and incorporate into ratings scorecards.
• Perform property/portfolio valuations and analysis of operating performance based on property and debt schedules provided by company or sourced from covenant compliance reports.

Key Job Qualifications:

• Strong Microsoft Excel skills. Visual Basic programming a plus.  
• Ability to analyze real estate company financial statements, supplemental packages, and covenant compliance statements, and summarize trends in operating performance and credit/leverage metrics. 
• Knowledge of commercial real estate valuation principals is essential.
• Assimilate property market research into credit analysis, reports and presentations.
• Attention to detail and ability to meet deadlines.
• Bachelors or advanced degree in Finance, Accounting or Real Estate.

Salary Range:

The anticipated annual base salary range for this full-time position is $70,000 to $90,000. Offer amounts are determined by factors such as experience, skills, geography, and other job-related factors.
