POSITION DESCRIPTION
A Senior Project Manager is a high-level PM construction professional responsible for managing all project activities on large ground up and complex tenant improvement construction projects. The Senior also plays a leadership role in the overall construction and management of multiple projects across multiple mid-level project managers. Oversight of multiple projects/ PMs including aiding in the initial development of the scope of work and job schedule, material orders and purchasing, coordination of subcontractors and suppliers, and completion of the work to the satisfaction of the client. This individual is the primary contact for the customer and is responsible for communicating company responsibilities to team members, establishing and controlling all project administration, collaborating with team members, and continual development of construction knowledge and compliance with established construction standards. This person will report to the executive leadership on the ongoing status of projects. The successful candidate must be comfortable interfacing with a team in a fast paced, dynamic, and challenging position/ environment. The Senior Project Manager performance is measured through KPI’s to contribute to the overall success of the company.

DUTIES AND RESPONSIBILITIES
CONSTRUCTION
• Collaborates and fosters strong relationships with clients and subcontractors to meet all project expectations and schedules.
• Demonstrates leadership, ownership and adaptability to unforeseen changes. Leaves ego at the door and focuses on what’s best for the project.
• Responsible for performing timely subcontractor buyout on new projects beginning with scope of work development, through to full execution of each subcontract in coordination with the contracts dept.
• Ensures schedules are properly communicated and that impacts, change orders, site conditions, and procurement timelines that affect progress are being addressed.
• Ensures all contract obligations are understood and enforced, including both prime and subcontracts. The Project Manager must understand the contract terms better than anyone.
• Assists superintendents through direct communications regarding plans, documents, information, etc.
• Assess projects to ensure they are completed in a quality, clean and professional manner.
MANAGEMENT
• Acts as primary point of contact for clients with a focus on the bottom-line results and proper expectation management.
• Ensures all aspects of the project are properly documented and records are maintained in good order with assistance from the Project Engineer.
• Manages change order process from start to finish, preparing the necessary documents, communicating impacts in a timely manner, capturing all costs that are due and controlling authorizations to properly manage risk.
• Demonstrates proper budget management skills and ability to forecast financial position of the project.
• Assists with scheduling, timely deliverables, and clear field observation reports.
• Lead and assist field superintendents on multiple job sites with RFIs, drawings, project documentation, and other items as needed.
• Identify, track, monitor, and communicate project-related issues, job costs, scope changes, contingencies, and roadblocks that may arise during the implementation of projects.
• Responsible for oversight of all RFI’s, submittals, material selections and shop drawings from subcontractors and suppliers with assistance from the Project Engineer.
• Reviews Superintendent’s daily field reports, JHAs, observations and incidents for accuracy.
• Assist pre-construction team with plan review, constructability and scope development.
REPORTING
• Facilitates and moderates weekly OAC meetings, ensuring that all project stakeholders are receiving the information they need to keep the job moving.
• Communicates the status of multiple projects to management and within the project team.
• Demonstrates proficiency in budget management in Monthly Financial Reviews with the assistance of the Project Accountant.
• Prepares detailed and accurate AIA invoices and owner pay applications on a monthly basis to ensure project stays cash positive.
• Ensures full project closeout with the assistance of the Project Engineer and Superintendent.
• Assists Accounts Receivable with follow up and collection of past due billings.
QUALIFICATIONS AND SKILLS
• Bachelor's degree in Construction Management, Business Administration, or related field required.
• A minimum of three (3) years of general construction project management experience required.
• Savvy Computer skills: Microsoft Suite (Outlook, Word, Excel, Project), Procore, Foundation Accounting Software, Bluebeam, P6.
• Be articulate, communicative, and professional with excellent verbal and written communication skills when working with both internal and external contacts.
• In depth knowledge of contract documents, plans & specifications, scope of work documents, project estimates, change orders, and other required documents.
• Valid Driver’s License
