Your Opportunity

Scion is paving a path in student living and the Senior Regional Leasing Team Lead is tasked with executing the strategic sales vision. Scion is looking for an experienced leasing professional that will drive leasing performance and proactively address potential threats for an assigned portfolio of Scion’s communities. The Senior Regional Leasing Team Lead is a captain within the centralized sales team focused on achieving annual and long-term customer satisfaction and financial objectives.

This role is responsible for achieving perfected leases within an assigned set of Scion communities as well as supporting, leading, and mentoring a partner Regional Leasing Specialist in their efforts to generate perfected leases in the assigned Scion communities.

Your Responsibilities

Customer Experience & Sales

  • Create, coordinate, and execute sales strategies to maximize occupancy and effective rate of the assigned portfolio of communities.
  • Host weekly status performance calls for assigned teams and communities.
  • As the owner of the sales process, this role assists the community-based teams in all matters related to leasing and marketing.
  • Create and maintain pricing and demand analysis in partnership with the Revenue Management organization.
  • Responsible for being the primary contact for new and existing prospects through:
    • Incoming calls
    • Text communication
    • Email communication
    • Outgoing follow up
  • Analyze key performance indicators including but not limited to:
    • Lease pace
    • Call volume
    • Closing ratios
    • Lead generation
    • Revenue achievement
    • Rate pacing

 Development and Leadership

  • Provide leadership, accountability, and coaching for a Regional Leasing Specialist’s performance and foster a positive and productive team environment. 
  • Work in conjunction with a Regional Leasing Specialist to lease up a given assigned group of Scion communities.
  • Leverage one’s experience to act as a role model and advisor to mentor team members.   

Marketing & Lead Sourcing

  • Assist as necessary with identification and execution of customer experience initiatives and additional marketing opportunities both virtually and in-person.
  • Collaborate with Brand & Experience team to ensure alignment between sales and marketing efforts.
  • Coordinate with growth marketing team to ensure the best ad campaigns are in place for the assigned communities.
  • Collaborate on social media campaigns with assigned communities.

Financial Performance

  • Identify opportunities to maximize revenue profile by advising on concession and rate strategy.
  • Assist in establishing rates for future academic years.
  • Responsible for delivering perfected leases by collecting guarantor agreements or other means of financial qualification.

What We Require

 
   
  • Sharp business and sales acumen.
  • Strong analytical and strategic thinking.
  • 1-3 years of experience in the Student Housing or Multi-family industry; proficient in current market trends and economic factors.
  • Experience with lead management systems, and communication management platforms for text and email messaging preferred.
  • Proficiency with property management systems (Entrata preferred).
  • Exceptional written and verbal communicator.
  • Proficiency with social media platforms.

Operational Details

 
   
  • Based at Scion’s Chicago corporate headquarters. May be required to travel periodically.

 
   
  • Working hours consist of daytime business hours, requiring additional non-traditional hours during peak times and emergencies.
